Director of Land Entitlements Location:
Indianapolis, IN About the Company Our client is a leading homebuilder with a strong pipeline of projects and a reputation for delivering high-quality communities. They are seeking a Director of Land Entitlements to lead and manage all entitlement activities, ensuring projects move efficiently from acquisition through development. About the Role The Director of Land Entitlements will oversee the entitlement strategy and execution for residential and mixed-use developments. This role requires deep knowledge of zoning, permitting, and regulatory processes, as well as strong relationships with municipalities, agencies, and consultants. The successful candidate will partner closely with land acquisition, development, and construction teams to secure approvals that align with company growth goals. Responsibilities Lead all entitlement efforts from project inception through final approval. Manage and maintain entitlement schedules, budgets, and risk assessments. Navigate zoning, land use, annexation, utility agreements, and permitting processes. Build and maintain strong relationships with city, county, and state officials, as well as community stakeholders. Oversee consultants, attorneys, and engineers to ensure timely and cost-effective entitlement delivery. Collaborate with land acquisition to evaluate new opportunities and identify entitlement risks. Monitor regulatory changes and industry trends to proactively address challenges. Represent the company in public hearings, community meetings, and negotiations with municipalities. Provide leadership, mentorship, and oversight for junior team members or entitlement staff. Qualifications Bachelors degree in Urban Planning, Real Estate, Civil Engineering, or related field (Masters preferred). 310+ years of experience in land entitlement, planning, or development, preferably in residential homebuilding. Proven track record of successfully managing entitlement processes for large-scale residential or mixed-use projects. Strong knowledge of zoning, land use law, and local/state entitlement procedures. Excellent communication and negotiation skills, with experience presenting to public officials and community groups. Ability to manage multiple projects and deadlines in a fast-paced environment. Established relationships with municipalities, planning departments, and agencies a strong plus. Pay range and compensation package Competitive base salary with performance bonus.
