Overview
The Senior MEP Cost Manager is responsible for oversight of construction projects and keeping within expected budgets, schedules and adhering to the companys quality standards and the clients satisfaction. This position coordinates the mechanical, plumbing, fire protection and electrical aspects of the project with other disciplines to assure complete scope coverage. The employee will interface with clients, consultants, designers, superintendents, and subcontractors to initiate actions required to achieve the projects goals and ensure all project activities are consistent with Company policy. The information below is the essential functions, qualifications, and duties for this role. Essential Functions
Prepare estimates, cost options, cost strategies, change order reviews, valuations of work in progress and bid analyses according to the MEP needs. Act as lead individual on bid and preconstruction estimates. Prepare preconstruction estimates for schematic and design development levels for projects. Review construction plans and specifications to complete quantitative take-offs and support estimators. Communicate with subcontractor base regarding project scope, schedule, risks, etc. Lead and support bid day tasks including: finalize project cost & alternates; verify subcontractors scopes & costs; analyze project risks; resolve conflicts and questions on bid scopes. Provide work as required to budget for MEP trades and develop complete estimates on MEP trades. Develop and establish ability to budget MEP work without 100% of documentation to the point of developing ability to conceptually budget, visualize and plan a project. Compile and analyze data on all factors that influence costs (material, labor, equipment, profit margins). Perform complex cost estimates and analysis for capital and professional services projects. Evaluate cost estimating deliverables prepared by consultants for cost containment. Evaluate quotes, bids, change orders, value engineering reports, and claims for accuracy and completeness of stated costs. Acquire and evaluate pricing documents, historical and vendor cost data for cost estimates and price recommendations. Accurately forecast costs of future projects and changes to existing projects. Prepare technical evaluations, cost estimating draft reports, memos, and letters; present recommendations to management. Work as an integral part of the Estimating Team to perform plan and specification analysis, takeoff and pricing of construction projects. Work with subcontractors and vendors to define scope and perform subcontractor and vendor analysis. Manage a complete estimate through final review and closeout. Participate in Value Engineering studies and negotiations with contractors. Attend client meetings as needed. Undertake other cost-related tasks as directed by supervisor. Contribute to team performance by collaboration and effective communication and understand the clients desired project outcomes to identify value-adding opportunities. Qualifications
Minimum Education: 4-year college degree in Construction Management, Structural Engineering, Architectural Engineering, Cost Estimating or equivalent related to MEP. Minimum Experience: 5-10 years relevant experience in construction cost estimating for various building types across program, conceptual, schematic, design development and construction document stages (elemental and CSI format). Knowledge of cost management services, strong planning, organization, and communication skills; ability to interpret technical and non-technical cost management documents; proficiency with industry-estimating software and Microsoft Office. Indoor office environment; may require work on site location when necessary. Equipment used includes computers and standard office machines.
