Essential Responsibilities Manages outside environment including plants, landscaping, building maintenance, and repair. Communicates with appropriate staff if an area is out of use. Performs repair of facility, vehicle, or grounds in a timely manner. Manages the safety and risk reduction of facilities and vehicles through maintaining safety equipment, managing hazardous materials, maintaining, and inspecting fire safety equipment and utilities. Performs repair and maintenance of building, including but not limited to; minor plumbing repairs, maintaining smoke detectors, air conditioning filters, caulking, tile repair, wall repair, touch up paint, and grout. Performs maintenance of grounds keeping in a timely manner, including but not limited to: trimming, planting, watering, weeding, mulching flower beds and rock beds, maintaining ponds and fountains. Maintains walkways, decks, gutters, patios, and exterior lighting. Performs and/or coordinates housekeeping. Manages the safety and risk reduction of facilities and vehicles through maintaining safety equipment, managing hazardous materials, maintaining, and inspecting fire safety equipment and utilities. Ensures safe disposal and storage of all materials in Client areas to limit access by clients. Wears personal protective equipment when using power tools, chemicals or as needed. Additional Responsibilities Demonstrates an ability to adapt to changes in the facility function, management styles, and facility routines. Reads, understands, and adheres to all company policy statements on ethics, conduct, and conflict of interests. Adheres to facility policies, procedures, rules, and regulations, implementing regularly. Other duties as assigned. Qualifications Minimum Requirements Education and Experience Requires a high school diploma or equivalent. Trade or vocational school training preferred. A minimum of one-year previous experience in facilities maintenance. Physical Requirements While performing the duties of this job, the employee will be required to communicate with peers/general public, clients and/or vendors Tolerant to various noise levels: noise level in the work environment varies may be very quiet to moderate Job performance will require the ability to move throughout the building as well as sit or remain stationary for extended periods of time While performing the duties of this job, the employee may be required to talk or hear, sit, stand, walk, reach, climb or balance, stoop, kneel, crouch or crawl, taste or smell. Ability to move up to 50 pounds Skill Competencies Excellent verbal and written skills Demonstrates a high level of follow through Demonstrates commitment to the mission, vision, and values of Pasadena Villa. Demonstrates the ability to effectively communicate with a diversity of individuals. Demonstrates a high level of accountability and initiative. Proficient knowledge and understanding of tools and equipment related to general maintenance needs. Other Requirements Requires valid Driver's License, vehicle liability coverage and acceptable driving record. Requires a current CPR/First Aid certification, or willingness to complete within 30 days of employment.
