Pine Tree is on the lookout for a driven and detail-oriented Leasing Associate/Manager to join our fast-paced team in Oakbrook Terrace. In this full-time, in-office role, youll report directly to the EVP of Leasing and play a key part in driving lease renewals and supporting new leasing strategies across a dynamic retail portfolio. New Leasing Support Interact with the VP Leasing, EVP Leasing, and Investment/Asset Management teams to facilitate new retail leases in a smaller assigned portfolio with oversight Attend bi-weekly leasing activity meetings with brokers for the assigned portfolio Draft and approve small shop LOIs based on current market conditions and ownership guidance (budget/underwriting) Negotiate LOI and prepare terms for internal and partner approval Collaborate with internal departments, including legal, property management, asset management, and construction, throughout the deal-making process Lease Renewals Oversee and execute the lease renewal process for the assigned portfolio of 50+ retail assets, interface with both national retailers as well as local tenants Maintain renewal tracking report and share updates with internal team and outside partners as needed Analyze retailer sales and market conditions to guide proposed terms Review leases to identify terms that may be renegotiated during the lease renewal process (i.e., CAM cap language, HVAC replacement, rent increases, exclusive clauses, etc.) Connect with property management to discuss tenant relationship & history at the property, as well as any AR balances Prepare terms to submit for internal and partner approval; once approved, work with Legal Counsel to draft and negotiate lease extension amendments Proactively identify and generate leasing leads and keep up with industry trends Assist asset management in managing new and renewal lease tracking Gather lease applications and prospective tenant financial data for internal review Confirm compliance with lease terms and secure necessary landlord approvals Update marketing materials, request LODs, and request budgets for landlord work Analyze retailer sales trends throughout our portfolio Handle all temp leasing activity throughout the portfolio and review license agreements Qualifications
Required: 2-5 years of retail commercial real estate leasing experience (required) Strong written and verbal communication skills Proficient in Microsoft Excel Proven ability to build relationships with both internal and external stakeholders Highly organized; able to manage multiple priorities in a fast-paced environment Self-starter with integrity, accountability, and attention to detail Familiarity with shopping center operations and tenant mix strategies Proactive problem-solver with a desire to learn and grow Preferred: Bachelors degree or equivalent experience Experience with CRE tools (e.g., Yardi, VTS, BI) Understanding of lease structures and terminology Background in client or customer relationship management Benefits
