We are seeking a highly driven and organized Head of Business Development to serve as a player-coach for all major aspects of Villa’s institutional and scaled development channels. This person will focus on leading the team, executing Villa’s growth strategy, and effectively building relationships with our largest customers. Ideal candidates will put their customer’s success first, and go above and beyond to find the best housing solution to match their needs.

What You'll Do

Lead and develop Villa’s B2B sales team (currently two SDRs) with the opportunity to expand the institutional sales organization as channels scale. Drive B2B large institutional sales and scaled development for a fee-based consulting service. Build and maintain strong relationships with institutional clients across Villa’s B2B channels, including multifamily operators, single-family rental operators, private equity real estate firms, and other strategic institutions. Advise institutional clients on project feasibility and cost, helping inform investment decisions across their portfolios. Collaborate with estimating, legal, and preconstruction teams to ensure validity and accuracy of proposed fee-building projects from inception to contract. Monitor, report, and drive B2B performance metrics and KPIs. Work with the VP of Growth to develop quarterly OKRs and strategic initiatives. Coordinate project feasibility with estimating, construction, and project managers; coach SDRs on initial assessment and discovery calls. Lead customer design and budgeting meetings with Villa’s estimating and site design teams. Drive day-to-day management of the SDR team to educate a broad range of B2B clients across Villa’s institutional channels. Own the integrity of Salesforce data and manage a disciplined outreach program, monitoring reply rates and conversion metrics from lead to contract. Collaborate with product to design housing solutions aligned with institutional needs and fee-building project requirements. Lead proposal meetings with institutional clients and internal teams; navigate objections and negotiate terms including insurance and payment schedules to finalize agreements. Partner with Legal to structure and finalize contracts and documentation; act as a subject matter expert on our products, services, and processes. Attend project site visits, meetings, industry conferences, and travel as needed to meet clients across the country.

Who You Are

7-10+ years sales experience, preferably with large enterprise companies, with a track record of hitting and exceeding goals. Proven sales management experience leading SDRs and AEs, with strong cross-functional collaboration across operations, legal, product, and other teams. Excellent verbal and written communication skills; experience drafting clear communications. Exceptional presentation skills, with ability to influence senior executives and represent the company at industry events. High integrity, accountability, resilience, and a proactive, “find a way” mentality. Low-ego, collaborative team player who can strengthen internal processes and contribute across responsibilities. Desire to learn and grow, and to be part of a company changing housing. Receptive to feedback and continuous improvement; background in homebuilding, multifamily, or commercial real estate sales is a bonus. Travel required: approximately 35-50%+ of the time to meet with institutional clients and attend events.

The compensation band for this role is $158,610 - $186,600 in California (salary band dependent on location). The compensation range listed is base salary. There is also a variable compensation component to this role.
