Position Overview
Morgan is seeking a highly motivated and experienced Director – Debt Capital Markets to lead the execution and management of debt financing strategies across our national multifamily portfolio. This individual will coordinate with internal teams and external capital providers to optimize capital structures, manage lender relationships, and support the company’s development and acquisition initiatives.

Support the structuring, negotiation, and execution of debt financing across Morgan’s development and acquisition pipeline. Collaborate with internal development, acquisitions, asset management, and legal teams throughout the full life cycle of each transaction. Develop expertise in various real estate debt products including senior, construction, bridge, and permanent loans from life companies, banks, and agency lenders. Prepare and analyze financial models to evaluate financing alternatives, interest rate hedging strategies, and deal-specific capital structures. Prepare and update project-level cash flow projections and reforecasts. Drive the preparation of marketing and transaction materials including offering memoranda, debt request packages, and lender presentations. Lead lender due diligence efforts, manage loan documentation and closing processes, and coordinate with institutional equity partners. Cultivate and maintain strong relationships with a broad range of capital providers including banks, life companies, and other financial institutions. Monitor compliance with lender financial covenants and reporting requirements across the portfolio, coordinating responses and reporting packages as needed. Qualifications
Bachelor’s degree in Finance, Accounting, Business, Real Estate, or related field. Minimum of 5 years of experience in commercial real estate finance, capital markets, or a related field. Strong working knowledge of multifamily real estate, commercial lending, and capital structures. Advanced financial modeling skills in Excel, with the ability to analyze complex real estate deals. Direct experience working with debt capital providers and closing real estate financings. Technical Skills
Proficiency in Microsoft Excel, Word, PowerPoint, and Outlook. Ability to create high-quality offering memoranda and presentation materials using PowerPoint; experience with Adobe InDesign and Illustrator a plus. Familiarity with real estate CRM or investor management platforms such as Juniper Square (preferred but not required). Understanding of interest rate hedging instruments and capital markets trends. Personal Attributes
Strong interest in real estate finance and a desire to build a long-term career in the industry. Self-starter with a proactive mindset and high degree of ownership. Meticulous attention to detail; consistently produces accurate, high-quality work. Ability to work collaboratively across internal teams and external stakeholders in a fast-paced, deadline-driven environment. Excellent written and verbal communication skills with the ability to present ideas clearly and effectively.
