1. Creates and maintains requests for information from subcontractors.
2. Confirms and verifies submitted bids with plans, scope of work, and standard features per project.
3. Updates material pricing with accurate effective dates.
4. Creates feasibility budgets for pro forma analysis.
5. Acquires and estimates pricing for all standard and nonstandard options for region.
6. Conducts audit of selection sheets.
7. Maintains plan sets with current and up-to-date sets of all models and amenities for each community.
8. Creates cost comparison analysis.
10. Creates estimates of costs in an efficient manner that utilizes comparative and differential estimating techniques.
11. Verifies field take-offs to the quantities projected in the action plan.
12. Researches, recommends, and implements cost-saving techniques.
13. Assists in developing accurate pro forma models from committed and actual estimates for home construction.
14. Maintains all applicable databases used in developing cost, quantity, and unit price estimates.
15. Maintains floor plan takeoffs differentiating base and option quantities.
16. Builds assemblies and generate takeoffs.
17. Develops and maintains estimates in accordance with the company methodology.
18. Reports historical material price trends and forecasts short-term price trends.
19. Prepares any custom/special request takeoffs as required.
20. Competitively bids for work.
21. Reviews site analysis from builder and engineer and double checks exterior takeoffs for accuracy.
22. Redlines plans with sales manager and design to determine constructability, salability, and profitability.
Secondary Duties and Responsibilities
1. Researches and assists with billing questions, providing documentation for discrepancies/deficiencies.
2. Assists and problem solves with vendors.
3. Assists with projects, as needed.
4. Provides reports, as needed.
5. Complies with company policy and procedures.
Requirements
Bachelors degree in construction engineering or construction management or equivalent experience required
Five years minimum estimating and contracts experience in the construction industry. Residential experience preferred.
Preferred Builder-MT, MarkSystems, and Timberline estimating proficiency. Plan Swift software for takeoffs. Proficient in Microsoft office applications, including Outlook and Excel
General understanding of contract documentation
General knowledge of construction industry
When necessary, evening and weekend extended hours are a requirement in order to achieve company daily, weekly, monthly, quarterly, semi-annual, or annual goals
