Responsibilities: The Full-Time Maintenance Technician will be responsible for executing maintenance requests by diagnosing problems and making repairs, ensuring that service requests and repairs are completed in a timely manner. The technician will also handle the turning process for vacant apartment homes, including painting, cleaning, and general maintenance within the apartment units.

This role includes an on-call component, which involves a rotation that covers weekends and holidays. Job Details and Responsibilities for the Maintenance Technician: Receive work priorities from the supervisor and complete assigned tasks independently, collaborating with other maintenance personnel as needed. Perform preventive maintenance on HVAC systems. Install, connect, and adjust thermostats, humidistats, and timers using hand tools. Install and maintain air filters, smoke detectors, and CO sensors. Troubleshoot and repair malfunctioning HVAC systems and plumbing. Perform basic carpentry tasks, such as installing shelves, hooks, closet rods, and molding. Perform minor electrical tasks, like replacing light bulbs and fixtures. Assist with loading/unloading trucks and moving equipment and furniture as required. Shovel and salt walkways to clear snow and ice. Maintain maintenance inventories, keep tools and equipment in good repair, and ensure they are well-organized. Be available for 24-hour on-call duty for emergencies approximately every 6th week, with additional overtime as required. Qualifications: 2-3 years of experience in apartment maintenance or a related field. Ability to work with minimal supervision, perform heavy lifting, pushing, and pulling, and follow oral or written instructions. Basic appliance repair skills. HVAC knowledge allowed by law without EPA certification. Basic plumbing skills. Basic electrical skills where no license is required. General carpentry skills. Experience with painting, including using a paint sprayer. Proficiency with basic cleaning supplies and equipment. Basic painting skills. Certification with OSHA, EPA, and CPO is required. Understanding of OSHA requirements; adherence to safe work practices and procedures. Valid Driver's License.
