Job Summary
The Leasing Consultant is responsible for coordinating all activities related to renting apartments, move-ins and move-outs and lease renewals. The Leasing Consultant is also responsible for interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention. Essential Duties and Responsibilities
Responds to phone and internet inquiries from prospective residents; uses standard sales techniques to encourage a visit to the community. Generates and handles traffic and maintains accurate and detailed records of traffic activity. Converts phone traffic into scheduled appointments to tour the community. Completes timely follow up with prospects by phone, email and mail. Meets with prospective residents and checks the availability of units that best fit their desires and budget. Shows apartments and the overall community to prospective residents; explains other amenities of living at the community; uses standard sales and closing methods to sell the prospective residents on the community. Rents apartment units at the assigned property to prospective residents. Takes all needed information from prospective residents after they have indicated a desire to move to the property; completes all paperwork and data entry associated with leasing activities. Contacts prospective resident of approval/disapproval; assists them in completing the lease and receives initial rent and deposit payments; assists new residents with the move-in process. Prepares and maintains a file for each resident. Inspects apartments prior to resident move-ins and ensures apartments are in move-in condition. Orients new residents to the property. Ensures model apartments are in touring condition. Ensures all open and close procedures are completed daily. Responsible for shopping competitor properties and being knowledgeable about their product. Contacts residents with expiring leases to discuss renewals and encourage the renewal of the lease. Prepare renewal paperwork and ensure documents are delivered to residents. Assists others in marketing efforts in the community to promote the property positively and to help bring in prospective residents. This includes implementing and carrying out marketing efforts such as outside marketing calls. Plans, executes and attends social and other community events for residents. Takes resident calls for service or other needs and forwards to the appropriate staff members; writes work orders for service; promotes good resident relations through courteous and timely response to resident needs and concerns. Answers outside phone calls and greets visitors. Complete all assigned training such as fair housing, safety and harassment prevention in the timeframe given by supervisor. Performs other miscellaneous duties as assigned. Required Qualifications
High school diploma or equivalent and one year of working experience in a position that primarily requires in person customer service. Basic computer skills. Seniority level
