Overview

Position Summary: The Senior Floating Maintenance Technician provides advanced maintenance support across multiple properties, traveling as needed to cover staffing gaps, assist with complex repairs, and ensure consistent property standards. This position is responsible for diagnosing and repairing issues related to HVAC, electrical, plumbing, pools, carpentry, drywall, exterior structures, and appliances. The Senior Technician also supervises outside contractors, mentors junior maintenance staff, leads emergency response efforts, and ensures compliance with safety and regulatory requirements. Duties

Property Support & Floating Coverage Travel between assigned properties in DC, MD, and Northern VA to provide maintenance coverage, troubleshooting, and repairs. Mentor and train junior maintenance technicians on advanced repair techniques and safety practices. Provide guidance to property teams to maintain consistent maintenance standards. Assist with vendor coordination and oversee contractor work. Perform on-call duties on a rotational basis and ensure timely resolution and documentation of after-hours emergencies. Maintenance & Repairs Diagnose and repair electrical, plumbing, HVAC, carpentry, and appliance issues. Perform preventive maintenance to keep building systems in optimal condition. Conduct inspections and identify potential hazards or repairs needed. Water Mitigation & Emergency Response Lead water mitigation efforts, including water extraction, use of fans/dehumidifiers, and mold prevention/remediation. Respond quickly to floods, leaks, sewer backups, and other emergencies to minimize damage. Train property teams on best practices for immediate water mitigation. Other Duties: Ensure all properties meet safety, compliance, and quality standards. Perform other duties as assigned Minimum Qualifications and Requirements

High school diploma or GED with 5+ years of related maintenance experience, or equivalent education/experience. Strong working knowledge of HVAC, electrical, plumbing, carpentry, appliances, and building systems. Familiarity with asbestos and lead-based paint procedures. Professional certifications such as CAMT and/or CFC Universal strongly . Ability to communicate effectively in writing and verbally. Strong problem-solving skills, adaptability, and ability to work independently and as part of a team. Physical Demands and Work Conditions

Ability to walk, kneel, crouch, crawl, and lift/carry 4075 lbs. as needed. Frequent outdoor work in varying weather conditions. Exposure to hazardous/chemical materials on occasion. Ability to operate heavy machinery and hand tools safely. Travel Requirements

Must be able to commute between multiple properties in DC, Maryland, and Northern Virginia. Travel expected more than 50% of the time within a given day. Equal Opportunity
