The role involves selling new CB JENI townhomes and Normandy Homes, while providing excellent service to prospects and customers. Responsibilities Commitment Devote full time to promoting home sales and representing the company professionally at all times.
Traffic and Sales Generation
Maintain sales performance levels, with a minimum of 2 net sales per month (3 for single-person offices), and keep loss to sales ratio below 30%. Self-generate 20% of sales traffic; manage signage and advertising; follow up on leads; update traffic reports weekly; promote company and products; maintain accurate MLS listings.
Paperwork and Organization
Process contracts promptly; update and maintain buyer and prospect information; report changes; coordinate loan statuses; handle cancellations and contracts within 24 hours.
Customer Service
Follow up weekly with buyers; schedule closings; handle customer issues; coordinate walk-throughs.
Model Home and Community Maintenance
Ensure model homes are open and well-maintained; manage supplies; report construction discrepancies; secure and maintain homes.
Learning and Development
Participate in ongoing training.
Competition Studies
Conduct quarterly market studies; recommend product adjustments based on customer needs.
Safety Compliance
Follow all safety rules.
Supervision
Mentor and coach sales assistants. Authority and Decision Making
Use discretion in negotiations and advertising decisions; schedule realtor visits off-site. Physical Requirements
Ability to stand/walk for 8 hours, lift up to 25 pounds, and meet vision requirements. Location & Hours
Community location as assigned; weekend hours required. Qualifications
Bachelors Degree preferred. Experience in new home sales preferred; mortgage and construction experience advantageous.
Competencies
Sales, computer skills, organization, legal/business understanding, customer service, financing, construction knowledge.
