Marketing Representative

The Marketing Representative is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. The Marketing Representative will: Work with on-site team members to prioritize solutions and provide frameworks that will drive journey metrics. Demonstrate relentless focus on solving issues through innovative solutions. Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead with the values of the company culture. Create and maintain clear and sequenced plans to successfully launch projects. Lead cross-functional teams through change programs and projects, leveraging frameworks and influence modeling to drive awareness and outcomes. Participate in activities outside the normal course of daily business that will enhance both the Company and your stature in the marketplace. Essential duties and responsibilities include: Performing all sales and leasing activities in person to achieve the property's revenue and occupancy goals. Inspecting apartments prior to resident move-in and ensuring they are in move-in ready condition. Staying informed about current market and competitor conditions to develop and implement marketing plans. Designing and executing offsite marketing activities to drive traffic to the property. Using property management software to track apartment availability and manage resident and prospect data. Ensuring the property and show units meet the Company's standards for show quality. Following-up with prospects and new residents to ensure satisfaction. Executing and performing activities in support of the property's lease renewal program. Responding quickly and courteously to resident and client/owner concerns and questions. Completing various accounting, financial, administrative, and other reports. Meeting attendance and punctuality expectations and physical demands of the position. Work hours are scheduled for 40 hours in a regular work week. Hours of operation vary by site, but typical sites are open from 9:00am to 6:00pm Monday through Friday, Saturday 10:00am to 5:00pm, and on Sunday 1:00pm to 5:00pm. Marketing Representatives must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied. Qualifications: Employment history that demonstrates the application and usage of a sales, marketing, internet, and customer service background. High school diploma or GED equivalent is required. Ability to read, write, and communicate effectively. Mathematical skills necessary to complete financial records, budgets, and other fiscal reporting information. Ability to apply sales skills and common sense understanding to carry out instructions. Proficiency in word processing, property management applications, and spreadsheet management programs. Industry certifications are appreciated. Current valid drivers license is required. This job has no supervisory responsibilities. The work environment includes regular use of hands to finger, type, handle or feel objects, talk, and hear. The employee is frequently required to stand; walk; reach with hands and arms, climb, stoop, and squat. The employee is intermittently required to sit. Incumbents must be able to physically access all exterior and interior parts of the property and amenities. Routine, local travel may be required to attend training classes or other situations necessary for the accomplishment of some or all the daily responsibilities of this position.
