Development Director

The Development Director will assist the Regional Vice President in identifying new ground up development sites, manage all phases of new development from site selection, site due diligence, market due diligence, financial feasibility, design, entitlements, and final delivery. The Development Director will collaborate with Gables construction management, operations and asset management team members to ensure projects are delivered on time, within budget and aligned with the strategic goals/business plan of the Company. *This position may be based in either Denver or Seattle Key Responsibilities
Financial, Feasibility and Market Analysis Must be proficient in Excel and be capable of collecting and integrating detailed data to complete financial pro-formas. Oversee financial and accounting functions for the project, including oversight of all project budgets, reviewing and signing periodic bank/equity draws, reviewing and approving all invoices for projects, and coordinating with corporate-level finance and accounting areas on the generation of periodic financial statements and bank packages. Conduct market research and financial modeling to assess project viability. Prepare investment committee packages and presentations for internal stakeholders and external partners. Monitor project costs and cash flow; manage change orders and cost control measures. Stay abreast of market trends with regard to product design, product features, demographics and competitors' activities, to include maintaining a database of information relating to submarket development/construction pipeline data. Project Planning & Execution Lead the development process for new apartment communities, including site acquisition, due diligence, entitlements, and permitting. Develop and manage project budgets, schedules, and pro formas. Coordinate with architects, engineers, consultants, and contractors throughout design and construction phases. Oversee construction progress, ensuring quality standards and timelines are met. Solicit proposals and negotiate contracts with third parties involved in a) due diligence activities on land or existing property purchases, and b) design, engineering and inspection consultants and other outside parties. Coordinate design, including architecture and related disciplines, land planning, landscape architecture and civil engineering. Oversee design process from concept development through construction drawings. Coordinate all approvals and permitting for projects, working with the Civil Engineer and Legal Counsel. Liaise with City officials, zoning boards and community stakeholders to secure necessary approvals and maintain positive relationships. Work with Residential Services to develop a marketing program and oversee implementation through stabilization; act as Owner's Representative, giving oversight to property management and construction functions at the project level. Report to senior management with regard to project status from concept through stabilization. Make ongoing pricing recommendations to the Company based upon detailed comp analysis. Stakeholder Management Liaise with city officials, zoning boards, and community stakeholders to secure approvals and maintain positive relationships. Collaborate with internal teams including finance, legal, asset management, and property operations. Manage third-party vendors and consultants to ensure accountability and performance. Compliance & Risk Management Ensure all projects comply with local, state, and federal regulations. Identify and mitigate development risks throughout the project lifecycle Education Four-year college degree is required (Architecture, Civil Engineering or Business) Masters in Business Administration is preferred with a concentration in Finance or Real Estate. Experience A minimum of 6-9 years of previous work experience in multifamily development required with direct project supervisory experience of at least three projects. Proven track record of managing complex development projects from concept to completion. Strong financial acumen and experience with development pro formas. Excellent communication, negotiation, and organizational skills. Familiarity with local zoning laws, entitlement processes, and building codes. Proficiency in project management tools and software (e.g., MS Project, Procore, Bluebeam). Preferred Skills Experience with sustainable building design and LEED certified buildings. Knowledge of local affordable housing programs/requirements. Ability to manage multiple projects simultaneously in a fast paced environment. Attendance This position is exempt from overtime and may entail working hours as needed to perform the position requirements satisfactorily. Travel This position may require travel to our active markets; Salt Lake City, Denver and Seattle. Compensation: $160,000-$190,000 plus bonuses. Health and retirement benefits available.
