Overview

The floater Leasing Manager (Bilingual - Spanish) is responsible for coordinating the total leasing effort and implementing an integrated marketing program designed to maximize the number of apartment rentals at the property. The floater Leasing Manager conducts all business in accordance with Gates Hudson & Associates, Inc., established policies and procedures, all Federal, State and Local Fair Housing Laws, the American with Disabilities Act, and all other laws pertaining to apartments. The Leasing Manager provides assistance to the Property Manager in all aspects of operations required to accomplish the property objectives as set forth by the Regional Manager and the property owner. Responsibilities

Prepare weekly/monthly office work schedule for Managers approval. Oversee leasing staff and ensure quality leasing procedures and customer service. Train new leasing consultants and retrain/redirect existing leasing staff. Meet with the rental staff weekly in Leasing Team Meetings to discuss sales techniques, review the propertys performance, and provide motivation to staff. Act as a liaison between management and leasing staff to ensure proper communication at all levels concerning rental activity and the marketing needs of the property. Ensure leases and lease packages are accurate prior to resident signing. Maintain control of the applicant qualification process and approve or disapprove applications in accordance with Gates Hudson guidelines. Assist the Manager in meeting all reporting deadlines and maintaining an activity calendar to ensure that tasks are completed. Assist the Manager in maintaining all office files and records in accordance with Gates Hudsons policy and standard business practice. Provide clerical assistance such as typing, filing, writing of reports, answering telephones, closing out daily reports, etc. Leasing

Ensure a professional, yet friendly atmosphere in the leasing office and other areas where prospects and residents meet. Ensure model apartments are clean, properly lighted, accessorized, and that the temperature is comfortable. Ensure the entire tour route to common areas, outdoor recreational facilities, landscaping, laundry rooms, and parking areas are in good condition. Walk rent readies and monitor the status of vacant units to ensure an adequate number of rent-ready units. Review the Morning Vacancy Status Report for accuracy and completeness. Review prospect guest cards to ensure they are complete and that follow-up calls are made; send thank you cards to unclosed qualified prospects. Review closing activity worksheets for proper completion and documentation. Review shopper reports with leasing staff to help upgrade techniques. Establish weekly incentives as a motivational tool and track results; discuss results with staff weekly. Review pricing policies and deal-makers with the leasing staff. Marketing

Review the accuracy of all advertising on a weekly basis or as needed. Shop the competition monthly and monitor neighborhood market conditions. Promote resident and business referral programs as established under company guidelines. Contribute ideas to the Property Manager for marketing the property and improving resident satisfaction. Resident Relations/Resident Retention

Support and assist in resident retention measures as provided by Gates Hudson & Associates, Inc. policy prior to and for new move-ins and ongoing; measures include Welcome Packets and monitoring notices to vacate to determine the cause for move-outs, making every effort to reduce move-outs. Implement managements policies and procedures regarding lease obligations, house rules and regulations, etc. Qualifications

Bilingual - Spanish High School degree or equivalent certification required. Must have 2-5 years experience in property management. Knowledge of landlord/tenant, ADA, and Fair Housing laws. Ability to work independently and as part of a team. Ability to organize and coordinate work efficiently, set priorities, and motivate others. Strong customer service background. Proficient with telephone operation, personal computer/keyboard, Microsoft Office (Word, Outlook), and community software. Experience with Yardi, CRM and Rent Caf is preferred. Seniority level
