Position Summary
ULI is seeking a mission-driven and relationship-oriented Advancement Officer to join our growing fundraising team. This role will help drive philanthropic support through a portfolio of individual, corporate, and foundation donors. Advancement Officers manage the full donor lifecycleidentification, cultivation, solicitation, and stewardshipand serve as strategic leads for one core advancement area (Major Gifts, Corporate/Foundation Relations, or Annual Fund Giving). The role is hybrid, with in-office presence required three days per week at ULIs headquarters on L Street in Washington, DC. Occasional travel for events or donor meetings is also expected. We are looking for someone to start after September 1st, 2025. Key Responsibilities Fundraising & Portfolio Management Manage a portfolio of prospects and donors ($1,000$250,000+) Cultivate relationships and solicit support from individuals, corporations, and foundations Implement strategies to drive acquisition, retention, and reactivation Collaborate with ULI volunteers on peer-to-peer fundraising
Corporate & Foundation Relations
Identify and support strategies for securing institutional gifts Assist with writing compelling proposals, grant applications, and reports
Collaboration & Data Management
Maintain accurate donor records and pipeline tracking in the CRM Coordinate with program leads and District Councils to align fundraising goals Support stewardship efforts and donor communications
Program Leadership (Focus Area Example: Centers, Institutes & Emerging Initiatives)
Serve as the Advancement liaison to ULIs research and programmatic centers Lead strategy for national and global funding proposals aligned to CIEI Track relevant trends, prospects, and compliance needs for institutional fundraising
Qualifications Minimum Requirements
57 years of professional fundraising experience Proven success securing gifts of $1,000$250,000+ Strong communication, relationship-building, and organizational skills Experience working with volunteers and donor committees Proficiency with donor databases or CRMs
Preferred
Experience in nonprofits, associations, or real estate sectors Familiarity with multi-platform fundraising campaigns Understanding of foundation and corporate funding cycles
Working Conditions & Compensation
Salary Range: $89,097 $100,000, commensurate with experience Location: Hybrid role based in Washington, DC three days per week in-office required Periodic travel to headquarters and occasional travel to donor meetings or conferences Ability to lift up to 30 lbs. and support event logistics as needed
