Position Description

The Service Technician II plays a key role in maintaining our properties and ensuring a safe, clean, and functional environment for our residents. This role requires strong hands-on skills in the building trades and the ability to work both independently and as part of a team. You'll be responsible for day-to-day maintenance needs, unit turnover preparation, and supporting the overall upkeep of the property, inside and out.

Who will I be working with?

You will be working with a dedicated site team that typically includes a Community Manager, Service Manager (your supervisor in most cases), and Resident Occupancy Specialist along with other Service Technicians. The size of the team will vary based on the size and complexity of the property.

What are my core responsibilities?

Respond to and complete maintenance service requests in a timely and professional manner

Prepare apartments for new residents through unit turnovers

Assist with cleaning and maintaining common areas and grounds

Perform general repairs including:

Plumbing:

unclog drains, repair leaks, replace fixtures

Electrical:

change light fixtures, troubleshoot outlets and switches

Carpentry:

patch and paint drywall, replace doors or trim, repair cabinets

HVAC:

replace filters, perform light troubleshooting

Run service tickets/work orders efficiently and with strong attention to detail

Participate in the on-call rotation for emergency maintenance issues

Maintain a clean, organized work area and inventory of supplies and tools

Skills and experience you will need

Basic knowledge and hands-on experience in

plumbing, electrical, HVAC , and

carpentry

(sheetrock, patching, plaster, and painting)

Ability to assist with

cleaning

and maintaining common areas and grounds

Comfortable running

maintenance tickets

and working on multiple tasks daily

Strong knowledge of hand and power tools, cleaning supplies, and safety procedures (including PPE)

Excellent customer service and communication skills

Ability to troubleshoot and solve problems independently

Trade school degree or at least three years of progressive responsibility in property maintenance, facilities, or hospitality
