Sr. Real Estate Manager – Workplace Experience role at Gap Inc. based in San Francisco. Responsible for transaction management, landlord relations and external broker partnerships for the North America HQ real estate portfolio (10+ HQ properties in multiple states). What You’ll Do

Transaction/Portfolio Management Manage all facilities real estate transactions including leasing, subleasing, purchasing and selling of all non-store real estate (office, studio, data center, call center, land/parking). Track and report on options, rights, and expiration dates. Partner with internal business partners to define space needs and understand operation uniqueness. Track and evaluate market information for opportunities. Manage and maintain a network of brokers and real estate consultants; interview/hire where needed. Tour markets and evaluate potential facilities options and site selection processes. Prepare and/or review financial models; negotiate all business/deal terms. Prepare employee residential “heat” map and evaluate transportation issues when appropriate. Prepare approval memos and facilitate obtaining approvals. Coordinate space planning/fit plans and budget/fit-out/move costs with Facilities Planning. Work with Real Estate Law to negotiate legal terms in transaction documents; hire/engage consultants/inspectors/surveyors. Lease Administration/Finance: conduct quarterly conference calls with Real Estate administration, tax, and finance groups; bi-weekly calls with Tax and Logistics teams; work with Occupancy Audit and Lease Incentive Billing teams; obtain COI from Risk Management; review Estoppel Certificates; prepare 10-K information; maintain non-store facility database. Property/Project Management Maintain landlord contacts/relationships; ensure lease terms are adhered to; resolve/escalate issues with landlords; assist Project Managers; attend tenant/building owner and project meetings. Legal Interpret lease clauses; work with RE Law to negotiate terms; submit documentation to RE Law; bi-weekly meetings with RE Law; enforce documents with landlords/vendors or escalate as needed. Other/Misc Field calls/emails with government agencies, neighboring landlords/tenants; guide international partners on real estate matters; interface with Strategic Sourcing on contracts; provide daily support for issues (POPOS, homelessness issues, government easements, neighbor relations). Who You Are

Minimum 10 years in real estate transaction and portfolio management in a top corporate workplace. Exceptional communication and presentation skills to guide, influence and persuade. Degree in Real Estate or Business Administration/Management (or equivalent experience). Real estate license, CoreNet, BOMA, or IFMA certification is a plus. Thorough understanding of MEP floor plans & blueprints. Ability to manage multiple tasks, prioritize and adapt; self-accountable; detail-oriented; curious and collaborative with Workplace Experience leadership. Strong technical, organizational and project management skills; ability to manage multiple priorities; strong workload scheduling. Thorough working knowledge of facilities, construction, and project management; expertise with financial accounting and CapEx/OpEx budgeting. Excellent problem-solving; proficient in Microsoft Office; self-starter capable of working independently. Benefits at Gap Inc.
