Overview The Executive Director oversees the operations and management of a student housing community and is responsible for achieving financial and operational results of the asset. This position will be responsible for the overall big picture and will directly oversee leasing initiatives, CapEx projects, retail collections and communications and all personnel management and training.

What You’ll Do

Manage a high-quality on-site staff through implementation of effective recruitment, training, motivation and development programs

Direct efforts to ensure all purchasing guidelines are followed

Ensure leasing team achieves the highest standards regarding shopping report scores

Enforce resident retention and service request follow-up programs

Implement and monitor effective lease renewal programs

Monitor an effective preventative maintenance program

Promote safe work practices among on-site staff

Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledge

Direct efforts to implement sales and marketing plans, which effectively maximize rental income and budgeted occupancy

Effectively show, lease, and move in prospective residents

Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs; identify trends and recommend appropriate strategies and adjustments

Establish and implement renewal and leasing goals

Evaluate and recommend changes on rent/pricing strategies, and ensure websites and printed material are accurate and updated

Develop yearly operating budgets/forecasts and marketing plans

Accurately prepare and convey all operational and financial data to the Regional Manager in a timely manner

Effectively monitor all income, including delinquencies

Monitor the timely receipt and reconciliation of rent collections and ensure landlord/resident statutes are followed

Analyze and evaluate monthly financial statements. Write clear and concise variance reports to substantiate the analysis

Accurately complete required reports as outlined in the Peak policies and procedures as well as additional reports requested by owner and/or supervisor(s)

Ensure written and verbal communication to internal and external customers is professional and timely

Effectively perform and document appropriate employee evaluations including, but not limited to, performance reviews and corrective action reviews, and termination paperwork

Prepare and ensure staffing schedules are consistent with community needs

Provide training and motivation to leasing staff and ensure group training sessions are conducted as needed

Ensure timely completion of all salary, bonus, and compensation paperwork, in addition to adherence to company standards for payroll and overtime calculations

Effectively understand and operate the company's various software programs and ensure staff is properly trained in the respective programs for their positions

Ensure that all physical aspects of the property are at all times fully functional and maintained in an attractive condition

Adhere to established company standards for screening applicants for residency

Direct entire Turn process as outlined in the Turn policies and procedures

Perform apartment inspections monthly as well as prior to move in and at move out.

Manage property risk effectively by communicating incidents and potential liabilities as outlined in the Peak policies and procedures

Conduct effective weekly team meetings

Responsible for approving projects through outside vendors

Responsible for the general upkeep and cleaning of office, clubhouse, and buildings

Develop and maintain positive relationships with external customers

The person in this position frequently communicates with students who have inquiries about their rent or leasing agreement. Must be able to exchange accurate information in these situations.

What You’ll Need

High school diploma or equivalent is required; college degree preferred

5+ years’ experience in multifamily property management required

2+ years’ experience in student housing management experience highly preferred

Proven ability to perform in all areas of property management including people management, financial reporting, sales & leasing, maintenance and resident relations.

Ability to analyze and evaluate monthly financial statements and develop yearly operating budgets/forecasts

Demonstrated leadership skills

Excellent verbal and written communication skills

Working knowledge of property management software; Entrata highly preferred

Travel may be required as necessary to attend training and other company functions

Physical Requirements

The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc.

The person in this position will need to be able to travel around town, market on campus and stand for long periods of time.

Constantly operates a computer and other office productivity machinery (i.e., a calculator, copy machine, and computer printer)

The person in this position frequency communicates with students who have inquiries about their rent or leasing agreement. Must be able to exchange accurate information in these situations.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
