The Position
The Director, Portfolio Management will report directly to the Managing Director, Asset Management and be an integral member of BKM Capital Partners’ leadership team. This person will be responsible for managing partnerships including communication and support, operations and performance reporting, and overall portfolio performance. The role will drive Joint Venture and Portfolio Management initiatives. Travel is expected in this role and is anticipated to be approximately 10%. Due to the collaborative nature of our company culture this position is 100% in office. Essential Functions
Portfolio Management Aids in the formulation, establishment, and implementation of portfolio strategies for the entire organization (all products and business lines). Accountable for investment-related communications with investors regarding the performance of all portfolios within the company/fund. Responsible for developing and improving relationships/communication with investment clients as well as other members of the financial community. Oversees entire portfolio management functions. Establish, maintain, and enhance relationships with investment partners, and serve as the primary point of contact for Joint Venture partnerships. Monitor portfolio performance, return projections, and identify risks to achieving targeted returns; collaborate on solutions and communication with the Executive and Asset Management Teams. Joint Venture Operations and Performance Reporting Manage new property onboarding process internally and own responsibility for joint venture operations, execution, and governance. Develop content and preparation of standardized reporting package and/or quarterly presentations. Work collaboratively with the financial reporting team to include property management, property accounting, fund accounting, and portfolio analyst to ensure accuracy and consistency in all JV reporting packages. Regularly communicate property-specific performance to JV partners and act quickly with urgency to address questions or concerns. Create customized procedures, software systems and operational reporting deliverables for all new JV partners. Overall Portfolio Performance Drive asset-level financial strategies based on asset and portfolio performance. Monitor portfolio trends and performance risks in the short and long term, and provide early indication of potential under-performing assets. Provide portfolio-level return projections and make disposition and/or financing recommendations that meet financial objectives and maximize value creation. Collaborate with Regional Asset Managers and Leasing Managers to understand quarterly market leasing assumptions and capital expenditure forecasts. Participate in Asset Strategy Review and Asset Strategy Execution meetings. Leadership Responsibility Expectations Be respectful to cross-team members needed for collaboration of this role. The Qualifiers Minimum of 10 years of experience with expertise in commercial real estate investment and/or finance. An in-depth grasp of real estate fundamentals, valuation, financial modeling and underwriting. Experience in real estate private equity, dealing with joint venture partners and institutional investors strongly. MBA strongly preferred, but not required. Motivated and results driven with strong work ethic and a team-oriented approach.
