to identify a highly experienced

Director of Preconstruction

to lead critical early-stage efforts on ground-up multifamily developments throughout the Southeast. This remote position (with some travel) reports directly to the VP of Preconstruction and plays a strategic leadership role from LOI through groundbreaking — working cross-functionally with acquisitions, entitlements, legal, and design teams to ensure every project is set up for long-term success. What You’ll Do

Lead all preconstruction efforts for multifamily developments in the Southeast, from LOI through construction start Be an expert in construction for the project team providing guidance and advice on projects Collaborate on financial proformas, risk assessments, and feasibility analyses Select general contractor and prepare preliminary construction cost estimates and schedules Complete required due diligence activities; review municipal codes, utility requirements, and impact fees to inform budgeting and design Attend municipal and pre-bid meetings; shape the overall permitting and entitlement strategy Lead contractor bid package reviews and negotiate preconstruction scopes and contracts Implement thoughtful value engineering strategies to enhance ROI while preserving design integrity 7–10+ years experience in construction or civil design, ideally with an engineering firm supporting multifamily development projects Demonstrated leadership in cross-functional teams and consultant/GC oversight In-depth understanding of permitting processes, building codes, and local municipal requirements Experience interfacing with development proformas, budgets, and construction cost forecasts Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related field required; MBA a plus What Makes This Company Stand Out?
