Construction Leadership: Represent the principal in weekly OAC meetings and construction reviews, ensuring alignment with design intent, budgets, and timelines, and proactively resolving potential challenges. Strategic Property Operations: Develop and implement maintenance programs across all properties, including quarterly preventative maintenance, long-term capital planning, and immediate response systems for critical issues. Team Orchestration: Lead and coordinate a distributed team of property managers, maintenance professionals, and vendors across time zones, managing maintenance requests, renovation approvals, and capital project decisions. Vendor Excellence: Source, evaluate, and manage premier vendors across landscape, security, AV/IT, MEP, and other technologies, ensuring adherence to high standards. Automobile Stewardship: Oversee vehicle collection maintenance and logistics, coordinating with specialized mechanics and service providers. Financial Oversight: Track capital expenditures, operational budgets, and construction costs, with regular reporting and cost-optimization opportunities while maintaining transparency. Communication Hub: Act as primary liaison between the principal, architects, general contractors, designers, and stakeholders, ensuring clear communication and aligned expectations. Technology Integration: Implement and maintain digital solutions for project management and property oversight, with emphasis on security and privacy. Meticulous attention to detail and ability to retain complex information and identify potential concerns in architectural plans, construction specifications, and property operations. Advanced proficiency in modern communication platforms (e.g., Signal, Google Workspace), with ability to leverage AI tools to enhance efficiency and decision-making. Financial acumen with experience managing multi-million dollar construction budgets, capital expenditures, and vendor contract negotiations; ability to identify cost savings without compromising quality. High emotional intelligence, discretion, and ability to work with private families while maintaining professional boundaries and trust.
