Job Description
General Manager, Homeowners Association (HOA) Location:
Colorado
Role Summary Provide strategic oversight and daily management for a 2,400+-unit age-restricted HOA and affiliated Metropolitan District. Lead operations, facilities, finance, governance, and community engagement under a $20 million budget and a 145-member staff.
Key Responsibilities
Operations & Facilities: manage amenities, grounds, capital projects, vendor contracts, and quarterly inspections
Finance & Reserves: develop annual budgets, oversee accounting, audits, reserve studies, insurance, and financial reporting
Board & Legal Liaison: advise boards on policy, long-term planning, CCIOA, and state law compliance; prepare meetings, agendas, reports, and rule-enforcement
Community Engagement: drive communications (newsletters, town halls, website), events, member services, and dispute resolution
Staff Leadership: recruit, train, evaluate, and motivate full-time and part-time teams; implement strategic initiatives
Qualifications
Bachelor’s in business, finance, property management, or related field
7+ years in HOA/community management overseeing large budgets and teams
CMCA or PCAM certification (or obtain within one year)
Deep knowledge of Colorado HOA and Special District laws
Strong financial acumen, leadership, communication, and software proficiency
Working Conditions Office-based with regular site inspections and occasional evenings/weekends.
