POSITION SUMMARY
As the Director of Real Estate, you will play a strategic role in leading the real estate team and shaping the future growth and success of Qdoba. You will be responsible for overseeing all aspects of real estate development, including site selection, lease negotiation, portfolio management, and market analysis, to support the company's expansion goals.
KEY DUTIES/RESPONSIBILITIES
Strategy Development:
Assist the VP of Developing in developing and executing the real estate strategy in alignment with company growth objectives, identifying target markets and prioritizing expansion opportunities to maximize market penetration and brand visibility.
Territory Development:
Administers the overall Market Plan for Company and Franchise restaurants in a few select markets which includes compiling and analyzing trade area and site demographics, assessing present and anticipated commercial retail activity, traffic volume, visibility, and ease of access, performs projected sales analysis, assembles and presents real estate site packages to the Real Estate Committee (REC).
Team Leadership:
Lead and mentor a team of real estate professionals, providing guidance, coaching, and support to drive performance, foster collaboration, and develop talent within the team.
Site Selection:
Oversee the site selection process, guiding the team in evaluating potential restaurant locations, conducting market research, and assessing feasibility to ensure strategic site selection aligned with business objectives.
Lease Negotiation:
Lead lease negotiations with landlords and property owners, leveraging market knowledge, and industry expertise to secure favorable lease terms that support business goals and financial targets.
Portfolio Management:
Manage the lease administration efforts, including lease renewals, expansions, and terminations, while effectively communicating with landlords and property management teams to maintain positive landlord relationships.
Cross-Functional Collaboration:
Collaborate closely with cross-functional teams, including operations, finance, legal, and construction, to ensure seamless execution of real estate initiatives and alignment with overall business strategy.
Franchise Development:
Work with Franchise sales, identifies franchise development territories based on market potential. Collaborates with Franchise Management on tracking and compliance of development agreements/incentives.
QUALIFICATIONS
Bachelor's degree in Real Estate, Business Administration, or related field; Master\'s degree preferred.
Minimum of 8 years of experience in real estate.
Strong leadership and management skills, with the ability to inspire and motivate a team to achieve goals and deliver results.
Deep understanding of real estate principles, including site selection, lease negotiation, and portfolio management, coupled with strong analytical and problem-solving abilities.
Excellent negotiation and communication skills, with the ability to build and maintain relationships with internal and external stakeholders.
Strategic thinker with a proven ability to develop and execute real estate strategies that support business objectives and drive growth.
Proficiency in Microsoft Office Suite and real estate management software.
Flexibility to travel as needed.
