ABOUT FARIA MANAGEMENT:
Faria Management is the property management division of Dumas Collective. The firm provides boutique style property management services by bringing an unconventional, solution-based owner’s approach to urban communities. Faria Management’s mission is to provide a brand of luxury affordable housing which is a high-quality boutique style form of management services, to owners of income-restricted housing. Since commencing on-site management operations in 2015, Faria has increased the size of its portfolio nearly tenfold and currently operates nearly 2,000 units across the Mid-Atlantic region.
POSITION DESCRIPTION:
We are seeking a dynamic, hands-on leader to serve as Director of Field Operations. This individual will be responsible for establishing and overseeing efficient, accountable, and performance-driven systems across our entire property portfolio. The successful candidate will bring a proactive leadership style and a deep commitment to operational excellence, satisfaction, and cost-effective service delivery.
This role requires a master dispatcher who can delegate, track, and verify work orders with urgency and precision, while also designing and maintaining systems that foster accountability at every level.
Responsibilities
Work Order Management & Task Delegation
Oversee the intake, dispatch, and resolution of maintenance work orders across all properties.
Preventive Maintenance & In-House Capacity
Review all work orders to determine in-house feasibility before outsourcing.
Build and maintain a skilled, responsive in-house team capable of addressing most property needs.
Schedule and manage preventive maintenance to reduce emergency repairs and extend asset longevity.
Systems Oversight: Security, Elevators, Janitorial, Trash
Manage building systems including FOB access, security cameras, elevators, janitorial, landscaping, and waste services.
Design cost-effective service plans and maintenance schedules for each system.
Lead contract negotiations, monitor vendor performance, and conduct renewal evaluations.
Inventory & Supplies Management
Develop and enforce site-wide inventory control systems.
Maintain access to tools, parts, and materials to support ongoing operations while minimizing waste and excess.
Code Violations & Compliance
Maintain a centralized system to track all code violations and citations.
Ensure prompt resolution, thorough documentation, and consistent reporting of compliance issues.
Partner with property staff and city officials to uphold standards.
Staff Leadership & Training
Supervise on-site maintenance and operations teams across all properties.
Provide ongoing training focused on customer service, safety, accountability, and system tools.
Promote a culture rooted in excellence, ownership, and urgency.
Utilize a technology-based system to assign, track, and verify tasks by property and personnel.
Ensure accountability for timely, high-quality task completion by both staff and vendors.
Implement clear performance expectations and consequence structures for delays or substandard work.
Various ad hoc assignments
Minimum Qualifications
7+ years of experience in property management operations, facility maintenance, or related field.
3+ years in a supervisory or director-level role managing dispersed property teams and service contracts.
Proficient in facilities management software, work order systems, and inventory tracking tools.
Strong organizational and communication skills.
Proven experience with vendor negotiation, contract management, and preventative maintenance planning.
Commitment to operational efficiency, accountability, and high service standards.
Experience with affordable housing, HUD or LIHTC compliance a plus.
Familiarity with city housing code, violation procedures, and inspection readiness.
Ability to analyze budgets and propose cost-saving measures.
Bilingual (English/Spanish).
