Essential Job Functions

Meets with prospective residents, identifies housing needs, conducts interviews to determine eligibility based on established criteria, shows vacant and model suites and property amenities, and quotes rental rates and promotions. Makes follow-up calls, sends follow-up literature, and pursues rental status. Collects funds related to applications, security deposits, and rentals. Manages internet leads and follow up. Maintains social media activities and strives to increase engagement through postings and responses to reviews and ratings. (30%) Completes applicant screening process and prepares corresponding correspondence based on results. (15%) Prepares leases and related leasing addendums. Maintains lease records and files, manages waiting lists, and updates records and reports in accordance with policy, procedures, affordable housing programs, and HUD/Agency regulations. (15%) Supports timely input and utilization of on-site PC-based property management software for leasing data. (10%) Ensures apartments are ready for occupancy by inspecting and completing move-in tasks. Distributes keys, move-in packages, safety videos, and related paperwork at lease signing. (10%) Maintains knowledge of marketing and leasing techniques, strives to meet affirmative marketing goals, and conducts outreach to target audiences. (5%) Mentors newly hired leasing consultants as needed. (5%) Requirements

High school diploma or GED required. Associate degree in Customer Service/Hospitality preferred. 1–2 years of leasing or sales experience required. 1–2 years of multisite experience preferred. Valid drivers license depending on property preferred. Required skills include: fair housing laws, affordable housing programs, Microsoft Office, personal accountability, persuasiveness, and customer service. Yardi/CRM 8 is a preferred skill. May be required to work weekends (Saturday and Sunday). Compensation
