At Seabreeze, the motto is “People, Performance, Passion.” The General Manager acts under the guidance of the Board of Directors to oversee the homeowner association and implement best practices across accounting, personnel, contract relations, procurement, maintenance, and safety. With industry knowledge and leadership, the General Manager drives property management strategies, ensuring personalized service and effective management of associations, from CC&Rs and Bylaws to vendor relations and operational procedures. Responsibilities

Oversee office staff, vendors, and suppliers to attain Association goals as established by the Board of Directors. Draft correspondence in response to Board of Directors policies and other correspondence related to the Homeowner Association. Direct and organize all office operations and the work schedules for all office staff. Ensure adequate insurance coverage for the Association as stated in governing documents and review coverage as necessary. Establish relationships with the Association’s general counsel under Board direction. Review and approve employee timesheets and maintain personnel files, including vacation and sick leave records. Budgeting

Assist with the creation of the Association’s annual operating and reserve budgets in conjunction with the Board, Finance Committee, and Management Company. Analyze probable operating and reserve increases or decreases for specific expense and income items. Provide the Board with written justifications for budgetary changes and data on budgetary trends and historical comparisons. Monitor budget accounts throughout the year to identify variances and seasonal changes. Procurement

Ensure proper accounting and reconciliation for work and change orders. Prepare and maintain a vendor list with three vetted and qualified vendors for carpentry, concrete, electrical, structural and geotechnical engineering, project management, landscaping, tree maintenance, and plumbing. Contract Relations

Draft specifications for Requests for Proposal (RFP) under Board direction. Review open RFP requirements and obtain Board approval for proposals and contracts. Provide draft bid proposals to the Board via the Association’s general counsel for review and approval. Accept contracts per specifications upon Board approval. Accounting

Review and verify journal entries with the Financial Manager and approve checks for payment of invoices, ensuring proper budget line items are used. Provide recommendations on the efficient use of financial resources and prioritization of expenditures. Monitor delinquent member accounts and oversee the assessment collection process as defined in governing documents. Monitor receipts for monetary payments related to amenities and access items (e.g., key fobs). Ensure timely receipt of monthly unaudited financial statements for review by the Treasurer. Maintenance

Review, plan, and schedule maintenance for common areas and amenities. Assess property condition with the Maintenance Committee and provide Board with recommendations for action. Coordinate with vendors/contractors to address issues and report on progress and resolution. Inspect and address unsafe contractor practices, advising the Board as needed. Association Office

Pre-screen and interview prospective office candidates. Train and supervise employees; terminate as needed in line with policy. Conduct wage research to ensure competitive compensation and working conditions. Provide guidance on work practices, performance, and policies; conduct annual performance appraisals and salary recommendations. Requirements

Minimum of 5 years of community association and/or property management experience. 5 years of supervisory experience; proven ability to motivate and build teams. Ability to coordinate multiple projects, manage time effectively, and exercise independent judgment. Strong mathematical, written, and oral communication skills. Excellent internal/external customer relations with all stakeholders. Ability to handle confidential information with diplomacy and discretion. Strong follow-up, organizational, planning, project management, time management, and problem-solving skills. Ability to meet scheduling and attendance requirements per policy. Computer Applications

Outlook MS Word Excel Internet Education and Certifications

Minimum Education: High School Diploma or equivalent required. Bachelor’s degree preferred. CCAM or CMCA designations desired. Availability

Regular business hours with availability for Board meetings after hours as necessary. Work Environment
