Luxury Senior Living Maintenance Director
– Maintenance leadership role with a focus on the care and well-being of residents in a senior living community. This position is currently accepting applications within our beautiful community. This is a full- or part-time role depending on needs. Base pay range: $39.18/hr - $51.82/hr. The actual pay is based on skills and experience; discuss with your recruiter for details. Responsibilities
Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, HVAC, landscape, carpentry, painting, and equipment repair. Maintain and repair walls, floor coverings, doors, windows, furniture, and woodwork in the community’s common areas. Repair and maintain vacated rooms promptly, including painting walls and cleaning carpets. Handle in-house plumbing (sinks, toilets, bathtubs) and minor electrical work in units and common areas (light switches, outlets, disposals). Paint apartments and common areas; repair and maintain carpet, floor coverings, and furniture. Complete all work orders in a timely manner and document any additional work performed. Document safety issues and address deficiencies related to local, county, state, and federal guidelines. Perform preventative maintenance and cleaning of community vehicles (buses, cars, vans). Inspect apartments at notice to vacate for necessary work (e.g., carpet replacement). Test and maintain community equipment (e.g., kitchen equipment, water heaters, exhaust systems) on a monthly, quarterly, semi-annual, and annual basis. Conduct emergency evacuation drills and coordinate fire drills for all shifts; document each drill monthly. Respond to accidents and emergencies according to established protocol; maintain and test emergency call systems and peripherals. Perform weekly checks and maintenance on backup generators as applicable. Assist with training and development of safety procedures and hazard communications. Supervise and support direct report staff as assigned and coordinate with vendors for maintenance projects as needed. Other duties as assigned. Qualifications
High school diploma or equivalent (must be at least 18 years of age). 1–3 years of related experience or training; or an equivalent combination of education and experience. Proven ability to manage vendors for maintenance projects. Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating, and HVAC skills. HVAC certification preferred. Prior supervisory or managerial experience preferred. Senior living maintenance experience preferred. Physical Requirements
