Senior Project Manager - Bay Area - Fast Track to becoming the Sr. Project Executive. Our client is a well-established commercial general contractor specializing in mission-critical, life science, hospitality, healthcare, and other commercial construction projects. With 20+ years in business and over 5,000 projects completed, we are a trusted leader in the Bay area for renovations and new construction. The Project Manager will have experience selling work, estimating, scheduling, and managing local subcontractor relationships. Responsibilities
Lead all phases of a construction project including sales, preconstruction, construction, and project close-out. Manage multiple concurrent projects of varying size and complexity. Lead projects to ensure cost, schedule, quality, and Owner satisfaction expectations are met. Exercise independent judgment related to day-to-day administration of projects. Mentor/manage Project Managers, Assistant Project Managers, Project Engineers, and Project Administrators. Work out of the San Jose office with projects throughout the Bay Area. Manage risk on projects and report risks and risk mitigation strategies to Management. Lead preconstruction efforts on project opportunities and develop preconstruction schedules. Develop Subcontractor bid lists, bid scopes, and manage bid and proposal process. Review prime contract and ensure terms are included in Subcontract bid documents. Engage and lead design team on Design-Build assignments. Determine GC’s, Fee and Insurance for GC & Fee opportunities and plan preconstruction and construction strategy. Chair weekly Owner-Architect-Contractor (OAC) Meetings and Subcontractor Coordination Meetings. Oversee project logs (RFI’s, Submittals, Long-Lead) and review with project team weekly. Monitor and review weekly labor and cost reports; prepare cost forecasts. Price Owner change orders and process Subcontractor change orders; manage payment applications. Update project schedules bi-weekly and review with Management monthly. Walk jobsite weekly with Superintendent to ensure quality and minimize punch lists. Maintain relations with Owners, Architects, Design Professionals, Project Managers, Property Managers, Building Engineers and Subcontractors. Complete and implement project closeout checklist and manage punch list close-out. Prepare final progress and retention billings; issue final subcontract change orders and update final cost report. Prepare closeout documents for Owner submission and schedule post-project review. Qualifications
10+ years commercial construction experience, including at least 7 years as a Project Manager. Experience on tenant improvement and/or life sciences projects. 5+ years’ experience supervising Project Teams, including Superintendents and support staff. 5+ years’ experience working on projects specifically in the Northern California Bay area. A degree or diploma in Engineering or Construction Management is beneficial. Extensive experience with tenant improvement and life sciences projects; experience with Data Centers, Building Infrastructure, and/or Healthcare/OSHPD is a benefit. Understanding of architectural, structural, plumbing, mechanical, electrical, fire life safety, and fire protection systems. Extensive estimating knowledge and experience; experience selling their own work. Current valid driver’s license and OSHA 30 Certification required. Excellent time management and attention to detail; ability to read Architectural/Engineering plans and specs. Proficient with Procore, MS Project, and MS Office. Equal Opportunity
