Position Overview
Premia Capital is seeking an
Associate
to join its team. The Associate will play a key role in both the evaluation and execution of new acquisition opportunities, and the asset management of properties within the existing portfolio. The candidate will work closely with company leadership in a highly collaborative and entrepreneurial environment, with the opportunity to contribute immediately and gain hands-on experience across the investment lifecycle. Since its inception in 2009, the Company has completed 22 projects in the office, life sciences, and residential sectors representing approximately $1.0 billion in value. Premia provides all commercial real estate services including leasing oversight, construction management, property management, facilities, and accounting. The Company is headquartered in Redwood City, CA, with an additional office in Alamo, CA. Key Responsibilities
Acquisitions Support the sourcing, underwriting, and strategic assessment of new acquisition and development opportunities. Prepare detailed financial models to evaluate new opportunities including discounted cash flow and waterfall analyses. Conduct extensive market research to support investment decision-making. Assist in the preparation of offering memoranda and presentations for debt and equity investors. Support internal team and legal counsel on transaction-related matters, including deal structuring, Purchase and Sale Agreements, Joint Venture Agreements, and Loan Documents. Support due diligence processes including lease review, third-party reports, and financial audits. Asset Management Capital Improvements:
Support the evaluation and execution of interior and exterior capital projects, including strategic planning, financial analysis, and construction oversight. Collaborate with in-house construction management, as well as third-party architects, contractors, engineers, consultants, and legal counsel. Leasing:
Assist with leasing strategy, analysis, and negotiations in partnership with leasing brokers and legal counsel. Refinancings & Dispositions:
Support refinancing, recapitalization, and disposition efforts in coordination with debt/equity capital markets brokers and legal counsel. Financial Reporting:
Prepare internal valuations, external reporting packages, and other financial analyses to track and optimize portfolio performance. Qualifications
Bachelor’s degree in Finance, Economics, Real Estate or a related field. 1–2 years of relevant experience
in commercial real estate acquisitions, capital markets brokerage, investment banking, or a related field. High proficiency in Microsoft Excel (Argus preferred) with strong financial modeling capabilities including discounted cash flow and waterfall analyses. Excellent analytical, organizational, and oral/written communication skills. Entrepreneurial mindset with the ability to take initiative and operate proactively. Ability to manage multiple projects in a fast-paced, team-oriented environment. Compensation & Benefits
Compensation:
$80,000–$100,000 base salary with discretionary bonus and co-investment opportunities, with longer-term promote participation available contingent on performance and tenure. Health Benefits:
