The Chief Building Engineer will provide oversight and assistance to the day-to-day operations of the physical facilities and property of the Freedom Center. This includes all building and utility infrastructure as well as direct supervision of all maintenance staff of the Freedom Center / Harbor Light Center. Essential Duties And Responsibilities
As a member of the Freedom Center management team, supervise day-to-day operations of the physical facilities and property of the Freedom Center. Maintain a consistently high level of efficiency in the physical operations of the Freedom Center. Inspect and provide daily maintenance or supervision of: facilities including offices, meeting areas, food service areas, group rooms, gymnasiums, education areas, chapel, mechanical components, parking lots and landscaped areas; electrical, security, communication, and ventilation systems; monitor Building Automation System; emergency generator system and fuel requirements; identify required repairs or special projects to plumbing, electrical, windows, or structures; provide direct guidance to staff and assist with repairs and preventive maintenance. Develop, supervise, and execute a year-round preventative maintenance plan. Manage Building Automation System and upkeep of maintenance shop and janitorial storage areas in all buildings of the Freedom Center. Assist with repair and upkeep of facility mechanical systems; perform preventive maintenance on Freedom Center systems and components including air handling equipment, fire alarm system, building automation system, cooling and heating pumps, security card access, refrigeration and boilers. Coordinate with Freedom Center / Harbor Light Property Assistant for capital projects, purchasing and other required functions; work with outside contractors for HVACR, boilers, and equipment as needed. Coordinate facility inspections required by Salvation Army, licensing and accreditation standards; coordinate with external security vendor for services. Ensure routine maintenance of all vehicles and motor-driven equipment; maintain approved vendor lists; verify facility inventories; purchase equipment and supplies within approved budgets; maintain warranty files and facility maintenance logs; manage a structured work order system; coordinate delivery and removal of supplies or garbage as necessary. Assist Executive Director in securing maintenance and vendor agreements; coordinate with IT for low-voltage operations and with contracted vendors for equipment operations; adhere to The Salvation Army Policies and Procedures in supervision of maintenance, custodial and security aspects. Leadership To Staff
Assist Freedom Center Administrator to ensure maintenance and custodial areas have competent staff aligned with the mission; supervise maintenance and custodial staff and establish daily routines including janitorial services, trash pickup, grounds upkeep, and ongoing repairs; supervise and quality check all work performed. Provide training on facility operations and mechanical systems; ensure staff receive required safety training and CARF accreditation requirements. Meetings And Communications
Meet regularly with the Freedom Center Administrator to set priorities for repairs and replacements; collaborate with other on-site directors and managers; attend scheduled staff and management meetings. Safe Working Environment
Maintain a safe working environment for all employees, guests and clients of the Freedom Center; report facility problems; monitor for graffiti or vandalism and report incidents as required. Qualifications
Education:
Documented college or trade school education in HVACR and boiler maintenance/repair; industry trade certificates/licenses (OSHA, HVAC, etc.); City of Chicago Stationary Engineer License. Experience:
Minimum of 5 years' experience managing and operating a facility over 100,000 square feet; supervision of custodial and maintenance in a multi-faceted residential and educational facility; experience with Building Automation Systems. Skills/Abilities:
Commitment to The Salvation Army mission; service-oriented interpersonal style; ability to schedule work with good judgment; leadership of maintenance staff; knowledge of facilities, equipment, and operations; experience with large residential and community centers; ability to relate to clients with sensitivity; supervisory skills for diverse staff; knowledge of boiler and HVACR systems; valid driver’s license; hands-on ability to work with diversity.
