Turner & Townsend Heery is looking for a Senior Project Manager to lead a staff responsible for individual, multi-disciplined real estate project solutions for K-12 clients, with direct accountability for project delivery. The ideal candidate will have a background working on construction projects related to K-12, Higher Education, or the Public Sector. This role requires on-site presence.
Responsibilities
Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.
Demonstrates the ability to read, understand and apply standard to complex documents affecting real estate projects, including contracts, leases, work letters, project charters, surveys and drawings.
Interfaces directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.
Identifies project delivery resources from pre-qualified lists or through the project qualification process.
Conducts standard to complex requests for proposals; completes bid analyses; leads evaluation interviews, and recommends resources to clients.
Leads project delivery resources/team providing project guidance and direction to achieve project goals.
Implements communication plan for meetings and written reports/minutes to keep client and project resources informed.
Manages the flow of project information between the team and the client through regular meetings and written communications.
Implements project documentation governance aligned with company and client requirements.
Ensures project data integrity and documentation is accurate, timely and coordinated.
Tracks progress of each project against goals, objectives, approved budgets and timelines.
Reports status and variances. Creates action plans to meet objectives, budget and schedule.
Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.
Demonstrates the ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
Demonstrates knowledge of projects and project management within the context of business results.
Supervisory Responsibilities
Provides formal supervision to individual employees within a single functional or operational area.
Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.
Recommends same for direct reports to next level management for review and approval.
Plans and monitors staffing levels and utilization of labor, including overtime.
Prepares and delivers performance appraisals. Mentors and coaches team members to develop competencies.
Leads by example and models behaviors consistent with the company values.
Manages 3rd party project delivery resources/team. Identifies training needs, tracks performance, coaches, and motivates team members.
Additional Responsibilities
SOX control responsibilities may be part of this role, where applicable.
Ability to comprehend, analyze, and interpret complex business documents, including design and construction contracts.
Ability to respond effectively to sensitive issues and to write reports, manuals, and articles.
Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups.
Ability to motivate and negotiate with key employees, top management, and client groups to take action.
Knowledge of financial terms and principles; ability to forecast and prepare budgets and conduct financial analysis.
Ability to read and understand architectural drawings; knowledge in MS Project, leases, contracts, and construction practices; intermediate skills with Microsoft Office.
Education and Experience
Bachelor's degree (BA/BS/BEng/BArch) from an accredited university; Master’s Degree preferred.
Minimum six years of experience in a construction project management role related to K-12, higher education, or public sector projects.
Prior supervisory experience if duties include direct report responsibilities.
PMP (US and/or Canada) and/or CCM certification desired, or ability to sit for and pass exam upon hire.
