Position Summary

The AVP is a key leadership role within SunRidge’s Residential Management operations. This position oversees multiple apartment communities, focusing on occupancy, expenses, collections, leasing, compliance, and team development. The AVP serves as the primary link between on-site teams and senior leadership, ensuring communities meet owner objectives and SunRidge’s operating philosophy of long-term growth and net operating income. Responsibilities

Operational Oversight: Organize, direct, and manage operations of multiple communities in alignment with SunRidge policies and owner objectives. Compliance: Ensure compliance with Fair Housing, Section 42 LIHTC, HUD Section 8, ADA, and health and safety requirements. Site Inspections: Conduct weekly and monthly property inspections to evaluate leasing, collections, resident relations, and staff performance. Regulatory Awareness: Stay informed about affordable housing regulations and ensure on-site compliance. Financial Management: Prepare annual property budgets with detailed assumptions and owner approval; review monthly financials, delinquency reports, and variance reports; approve invoices and expenditures within contract limits; monitor collections and manage evictions as necessary; rebid recurring contracts annually for cost-effectiveness. Team Leadership: Recruit, train, and mentor on-site managers and staff; set objectives; conduct annual performance reviews; coordinate salary administration; provide ongoing training in compliance, marketing, systems, and maintenance. Leasing & Marketing: Review leasing/marketing reports, adjust rents and promotions as needed, analyze traffic/capture rates, approve rate changes or concessions with VP authorization; coordinate property marketing and advertising. Resident Relations & Compliance: Ensure HUD and LIHTC compliance, manage eligibility and income requirements, utility allowances, rent updates, and HUD file audits; identify income discrepancies and implement corrective actions; foster positive resident relations through strong leadership. Qualifications

3–5 years of experience in multifamily property management with LIHTC/affordable housing expertise. Strong leadership and organizational skills; ability to motivate teams. In-depth knowledge of Fair Housing laws, HUD, Section 42 LIHTC, and Texas Property Code. Experience with financial oversight, budget management, and compliance audits. Proficiency in property management systems (OneSite/Yardi) and Microsoft Office Suite. Excellent written and oral communication skills. Ability to multitask in a fast-paced regional oversight role. Work Environment

Full-time, regional position requiring frequent property visits and occasional weekend availability. Travel and/or relocation may be required depending on portfolio geography. Physical Requirements

Ability to conduct property inspections, walk communities, climb stairs, and perform tasks related to property operations. Must hold a valid driver’s license and have reliable transportation. Why Join Us?
