We’ve flipped nearly 100 homes, developed 100+ multifamily units, hold our own general contractor’s license, and are backed by serious capital. We're targeting 5+ flips per month, and we need someone to help keep the deal pipeline flowing. What You’ll Be Doing
Scan MLS, Zillow, Redfin (and your favorite tools)
every day for on market fixer opportunities. Network with agents to gain access to off-market opportunities. Run comps fast and tight —you know what comparable properties sold for, by neighborhood, style, and layout. Estimate rehab costs with street-level confidence—Working with our in-house GC to cover estimated costs. Walk Properties to ensure viability of projects. Underwrite deals using our flip model and deliver offer recommendations quickly. Write offers and negotiate , collaborating with sellers and listing agents to close. Help maintain a
deal flow of 3-5 acquisitions per month. Because timing matters, we’d love someone in the office Monday to Friday, plugging in, quick-hitting opportunities, troubleshooting on the fly—not remote or half-time. Who You Are
Familiar with San Diego neighborhoods, or able to learn fast. Comfortable crunching comps, rehab numbers, and underwriting specs in a spreadsheet. Results-driven, self-starter who thrives in a high-volume office environment. Sharp negotiator and communicator who can hustle deals. Money motivated, wanting to realize the high end earning potential. Comp & Structure
1099 independent contractor —commission-only 0.5% of purchase price per closed deal (at ~$800K avg deal, that’s around $4K per deal) Expect to close 3-5 flips/month if you're aligned with our pace and consistency. We train you in-house on our underwriting model, processes, tools, and playbook. Why us?
