General Purpose: The primary purpose of your job position is to plan, organize, develop, and direct the overall operation of the Maintenance Department in accordance with current federal, state and local standards, guidelines, and regulations governing our facility, and as may be directed by the Administrator, to assure that our facility is maintained in a safe and comfortable manner. Essential Duties

Ensure that maintenance schedules are followed as outlined for respective shift or area. Develop and maintain written maintenance policies and procedures. Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs and activities. Coordinate maintenance services and activities with other related departments (i.e., Dietary, Nursing, Activities, etc.). Assume the administrative authority, responsibility, and accountability of directing the Maintenance Department. Assist the Infection Control Coordinator in identifying, evaluating, and classifying routine and job related maintenance functions to ensure that tasks involving potential exposure to blood/body fluids are properly identified and recorded. Inspect storage rooms, workrooms, utility/janitorial closets, etc., for upkeep and supply control. Participate in facility surveys (inspections) made by authorized government agencies as necessary or as directed. Review and develop a plan of correction for maintenance deficiencies noted during survey inspections and provide a written copy of such to the Administrator. Ensure that services performed by outside vendors are properly completed and supervised in accordance with contracts/work orders. Meet with maintenance personnel on a regularly scheduled basis, solicit advice from inter-department supervisors, and assist in identifying and correcting problem areas or improving services. Review and check competence of maintenance personnel and make necessary adjustments/corrections. Make daily rounds to ensure maintenance personnel perform required duties and provide appropriate maintenance procedures to meet facility needs. Maintain a productive working relationship with other department supervisors and coordinate maintenance services to avoid service interruptions. Supervise safety and fire protection and prevention programs by inspecting work areas and equipment at least weekly. Ensure personnel follow safety regulations in the use of equipment and supplies; ensure use of safety equipment when lifting or moving heavy objects. Ensure supplies and equipment are maintained to provide a safe and comfortable environment. Promptly report equipment or facility damage to the Administrator. Obtain/maintain MSDSs for hazardous chemicals and ensure proper labeling and storage. Ensure maintenance personnel are trained to recognize hazards and follow protective measures using labels and MSDSs. Develop, maintain, and implement infection control and universal precautions policies to maintain a sanitary environment and proper aseptic techniques. Ensure personnel performing tasks with exposure to blood, body fluids, or hazardous chemicals participate in appropriate in-service training. Develop safety precautions and equipment for tasks that could result in bodily injury. Make periodic rounds to check equipment and ensure availability and proper operation. Monitor maintenance procedures to avoid waste and ensure efficient use of supplies. Assist in preparing and planning the Maintenance Department budget for equipment, supplies, and labor; submit to the Administrator for review. Maintain current written records of department expenditures and financial reports as requested. Make weekly inspections of all maintenance functions to ensure quality control measures are maintained. Maintain confidentiality of all resident care information including protected health information. Be prepared to handle emergencies and reschedule maintenance work as needed. Ensure appropriate medical waste is disposed of according to facility procedures.
