Hourly Wage

Work Hours

The work hours for this position are Mon-Fri , 8:00 am - 5:00 pm

Key Purpose

The Electrician at ISS is responsible for operation, replacement, repair and maintenance of building related electrical and control systems. Work involves the lifting of heavy equipment and apparatus, and may be performed in areas of extreme heat, cold, and/or noise. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Ensure all preventive maintenance is completed and necessary repair are always made. Ensures that work area/plant is always clean, safe, and that managed/generated utilities meet delivery specifications. Oversees contractors, routine and preventive maintenance work to ensure work is performed appropriately and in a safe manner. Communicates with ISS and customer operations management teams, tenants/utility system end users, and Business Unit Stakeholders. The Electrician/ Building Engineer requires a Journeyman Craftsman skillset and license/certification as required by AHJ.

The Electrician must be capable of working independently, and/or under the direction/oversight of local (Lead Building Engineer, Chief Engineer, or FM), Regional, and/or Country TS and Account Managers (dependent on space type, scope of work, and dispersion of ISS organizational managers). The Electrician does not supervise other ISS TS personnel. May supervise third-party TS vendors at assigned location(s).

Success Criteria
  • Understanding and able to troubleshoot office building emergency and fire systems
  • Understanding and able to troubleshoot and maintain central plant systems and supporting equipment
  • Able to operate, monitor, adjust, and maintain Building Automation Systems (BAS)
  • Able to troubleshoot/maintain/repair plumbing, Mechanical, minor electrical components/systems
  • Able to read Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams
  • Great communication skills needed to interact with customer and tenant accordingly

Experience
  • Minimum of five (5) years of experience in the operation & maintenance of building electrical, HVAC, mechanical, plumbing, and/or control systems
  • AHJ license/certification Electrical/Electrician *Required*HS Diploma or greater
  • Formal education and/or training aligning with the State of XXX General Journeyman Electrician Certification, C10 or similar programs
  • Experience with customer line of business
  • Experience with customer building type(s)
  • Formal OEM or employer training, Trade School, apprenticeship program, etc., or combination thereof, strongly desired
  • Must have a working knowledge of the National Electrical Code (NEC) regulations
  • Journeyman level craftsman
  • Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams
  • Experience & proven ability to repair building electrical, plumbing, & HVAC auxiliary systems
  • Experience & proven ability to safely secure hydronic and electrical systems for maintenance
  • Strong knowledge of operation of building auxiliary systems i.e. fire-life safety, stand by emergency generators
  • Familiarity with general building systems
  • Ability to write, execute written and oral instructions and perform arithmetic calculations
  • Strong knowledge of safe work practices and procedures typical for maintenance operations
  • Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects and perform other physically demanding tasks
  • Safely and skillfully use all types of related hand and power tools

50% of Time Spent:

• Operation, installation, replacement, repair, and maintenance of TS related electrical and control systems

• Perform/Direct TS Preventive Maintenance Work orders from PM Calendar

• Performs preventative maintenance through inspection of electrical systems, equipment and components up to 600v

• Ensures maintenance is executed according to established standards. Identify deficiencies through regular and thorough inspection of facility equipment and systems

• Works closely with the "Manager" to optimize the Preventative Maintenance Program

• Responds to trouble calls; works closely with Operations to ensure efficient operations; maintaining records, logs and files as required

• Follows through on maintenance needs and deficiencies as appropriate

• Install, test, maintain, troubleshoot and repair electrical wiring, fixtures, control devices and equipment

• Troubleshooting and maintenance of PLC, Variable Frequency Drives, motor control, and BAS/EMS/Lighting Control systems

• Installation of electrical conduit, wiring, and terminating equipment

• Diagnose, locate the cause of, and repair malfunctioning systems and components using test equipment

• Test electrical systems and continuity of circuits in electrical wiring, equipment, and fixtures

• Analyzes the operation of various systems, determines the cause of any problems/malfunctions and takes corrective action as required

• Monitors operation, adjusts and maintains facility equipment and systems, records readings as necessary to ensure proper operation of equipment and systems, and notifies appropriate parties of any problems or malfunctions

• Assists other Electricians, Mechanics and Operators with major repairs and maintenance of facility equipment

• Ensures regulatory compliance associated with in scope TS services

• Follows NEC code regulations

• Maintain, troubleshoot, repair low voltage electrical circuits

• Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams

• Inspect electrical systems, trace electrical circuits, operate switchgear, record inspections, and write reports to Supervisors

• Perform scheduled rounds and readings on plant systems/assets

• Perform any additional duties on an as "required" basis where such duties are within the scope of contractual obligations

• Operates support equipment including forklift, cranes, pay loaders, and moving vehicles

• Maintains tools and orders supplies as required for installation and repairs

• Complies with departmental policy for safe storage, usage and disposal of hazardous materials

• Follows safety practices, and utilize protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e. fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.)

• Safely use hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment

• Supports customer satisfaction processes by ensuring customers are informed about the status of their request in a timely and accurate manner

• Maintains operation and maintenance manuals for all equipment. Record all tests, scans and inspections as directed

• Maintains all tests, logs and manuals in an efficiently organized manner

• Ensures accurate and timely documentation

• Follows good hood housekeeping standards
  • Work on other electrical projects as required

  • Communicates with ISS and Customer facility operations management teams, tenants/utility system end users, and Business Unit Stakeholders.
10% of Time Spent
  • Operate, Monitor, Adjust, Maintain facility assets/systems and associated Control Systems
  • Maintain CMMS system records, logbooks, required documentation
5% of Time Spent
  • Oversee work performed by outside contractors
  • Requisition necessary material to complete required repairs
  • Perform applicable administrative duties...Payroll, HR, training, etc.
