We are looking for a skilled Chief Engineer to implement, coordinate, and supervise all mechanical operations, maintenance, communications, energy management, and manpower development programs for the assigned property. The Chief Engineer will adhere to quality standards, operating objectives, and project guidelines established by leadership and the project owner, in a manner that protects and maximizes the property asset value.
Responsibilities:
- Responsible for all necessary maintenance and operational programs to ensure maximum life and reliability of all mechanical systems within the property.
- Oversee general maintenance and operations of HVAC equipment, plumbing, electrical systems, equipment warranties, and general building maintenance.
- Procure parts and supplies required within the area of responsibility and approved budget guidelines.
- Administer inventory control programs to maintain parts inventory levels, including keying systems and accurate records and issues.
- Approve tenant working drawings regarding M.E.P. modifications or add-ons and address tenant questions concerning M.E.P. operations.
- Evaluate tenant compliance with respect to operations and energy provisions of the lease.
- Analyze escalation efficiency and costs for HVAC and energy billings.
- Coordinate bidding, recommend vendors, issue purchase orders, and monitor vendor and contractor performance.
- Work with the Property Manager to prepare annual budgets for utilities, repairs, and maintenance.
- Participate in property inspections and implement recommendations.
- Monitor engineering management systems regularly.
- Oversee hiring, training, and ongoing education of engineering personnel.
- Authorize repairs within expense management procedures and implement regular maintenance programs.
- Implement quality control programs for engineering facilities and conduct inspections regularly.
Desired Competency, Experience, and Skills:
- Associate's Degree in an engineering-related field; Bachelor's Degree preferred, or equivalent tradeschool certification.
- 5-10 years of experience in building maintenance, facility management, or related fields, including at least two years in a supervisory role.
- Experience with Class A Commercial Buildings is required.
- BOMA SMA designation and relevant experience are advantageous.
- Knowledge of management principles, budget development, and building repair techniques.
- Proficiency in trades such as carpentry, electrical, painting, plumbing, HVAC, and personnel management.
- Familiarity with HazMat, ADA, NFPA, OSHA laws, and related regulations.
- Ability to supervise maintenance staff and coordinate with contractors and officials.
- Accurate record-keeping and report preparation using CMMS systems.
- Ability to follow instructions, analyze situations, and act promptly with sound judgment.
- Experience with computerized maintenance programs and preventive maintenance.
- Effective communication skills and ability to work with diverse stakeholders.
- Demonstrated management aptitude and proficiency in Microsoft Office applications.
This position is 100% in-office and requires working during standard business hours. Remote work is not available for this role.
