General Description
The Mechanical Project Manager is responsible for the overall leadership, coordination, and execution of mechanical scopes on commercial construction projects. This includes HVAC, plumbing, piping, and other mechanical systems across various sectors such as pharmaceutical, healthcare, data centers, and advanced manufacturing. The role involves managing subcontractors, procurement, design coordination, scheduling, cost control, and quality assurance, with a strong emphasis on field integration and compliance with industry standards.
The Mechanical Project Manager serves as the primary liaison between the client, design team, and mechanical subcontractors, ensuring that all mechanical components are delivered safely, efficiently, and to specification. This role requires close collaboration with the Superintendent and other project leaders to maintain alignment across trades and ensure successful project delivery.
Principal Areas of Responsibility
Mechanical scope budgeting and cost control
Mechanical systems scheduling and coordination
Safety and compliance oversight (OSHA, ASME, GMP, etc.)
Quality assurance and inspection readiness
Procurement and subcontractor management
Client and design team communication
Document control and reporting
Change management and contract administration
Field integration and punch list resolution
Team leadership and development
Key Duties and Responsibilities
Review mechanical scope estimates and establish cost coding and budget tracking
Lead procurement and subcontractor selection for mechanical trades
Develop detailed scopes of work and issue purchase orders and subcontracts
Conduct preconstruction meetings with mechanical subcontractors to review safety, schedule, and quality expectations
Oversee installation of HVAC, plumbing, piping, and specialized mechanical systems
Coordinate with engineering teams to ensure proper integration of mechanical equipment
Ensure compliance with GMP, FDA, and other regulatory standards for mission critical environments
Monitor and update project schedules, focusing on mechanical milestones and critical path activities
Manage RFIs, submittals, and shop drawings related to mechanical systems
Attend and lead mechanical coordination meetings and document outcomes
Review and approve subcontractor invoices and owner billings related to mechanical scope
Support field teams in resolving installation conflicts and maintaining inspection readiness
Participate in client meetings and contribute to business development through performance and relationship-building
Mentor and develop junior staff involved in mechanical coordination and project support
Complete closeout documentation including O&M manuals, commissioning reports, and warranty packages
Education and Experience
BS/BA in Mechanical Engineering, Construction Management, or related field
Minimum of 5 years' experience in commercial construction, with at least 2 years in a mechanical project management role
Proven success managing mechanical scopes on projects ranging from $5M to $20M
Experience in pharmaceutical, healthcare, or mission critical environments
Knowledge and Skills
Strong understanding of HVAC, plumbing, and piping systems
Familiarity with mechanical codes, standards, and inspection protocols
Proficiency in construction management software (e.g., JDE, Procore, Bluebeam)
Skilled in planning, scheduling, and cost control
Effective leadership, negotiation, and conflict resolution abilities
Strong communication and documentation skills
Ability to manage diverse teams and foster collaboration across trades
Physical Requirements
Ability to perform site walks and inspections in varying weather conditions
Capable of standing, walking, and climbing for extended periods
Ability to lift and carry up to 50 pounds as needed
