Position Overview: The Lead Estimator plays a crucial role in coordinating all project budgeting. This includes preparing thorough quantity surveys, soliciting subcontractor pricing, reviewing historical cost data, ensuring compliance with the scope of work, and providing insights on construction feasibility and value engineering. Staying updated on industry materials and labor pricing trends is essential to deliver precise estimates for preconstruction, hard bids, negotiated bids, and more. The Lead Estimator will support the Chief Estimator and maintain effective communication with trade partners while managing the prequalification process for subcontractor hiring. Key Responsibilities: Unit Cost Pricing:

Comprehend the complexity of the scope of work as indicated in construction documents. Prepare detailed takeoffs of materials and labor estimates. Organize both material and labor information for pricing efficiently. Solicit material prices from suppliers and confirm current labor rates. Establish unit prices based on comprehensive project understanding. Compare unit prices with subcontractors and past estimates. Consider market conditions' influence on pricing.

Subcontractor Solicitation & Selection:

Compile a subcontractor list and prepare bid invitations. Create bid packages, including drawings and specifications. Follow up with subcontractors regarding bids and maintain updated lists.

Manage Subcontractor Relationships:

Keep subcontractors informed during the bidding process. Address subcontractor inquiries promptly.

Preconstruction Duties:

Prepare quantity takeoffs and manage subcontractor solicitation.

Conceptual and Hard Bid Estimating:

Acquire and review construction documents, ensuring everything is received. Assist in creating detailed bid packages.

Support Turn Over Meetings:

Help compile materials for Turn Over Meetings and actively participate.

Quality Control:

Prepare comprehensive scope of work spreadsheets and thorough control estimates for assigned trades.

Bid-Day Activities:

Develop a “Plug” number for trade pricing and finalize pricing spreadsheets. Review all estimates with the Senior and Chief Estimator.

Post-Bid Activities:

Participate in review meetings to discuss strategy and estimate findings.

Qualifications: Bachelor's Degree in Civil Engineering, Construction Management, Architecture, or a related field. A minimum of 10 years of Estimating experience or equivalent qualifications. Proficient in computer skills, including Excel and Word processing. Experience with estimating software such as Timberline, OST, MC2. Understanding market conditions affecting pricing essential.
