The role The senior estimator at APEX is broadly responsible for establishing contract pricing for our multifamily redevelopment and capital improvement projects. In essence, the senior estimator sets projects up for success so the construction field team can execute them as efficiently as possible. The role requires an organized and competent professional with high level communication and decision-making skills and the ability to be self-directed and solve problems. He or she must be detail oriented, comfortable relating with people and able to carry out not only routine administrative duties but also managing and balancing multiple projects at once in a fast-paced environment. Core Role Responsibilities Solicit, compile, and analyze competitive subcontractor bids for all scopes of work, including preparation of bid packages. Develop cost estimates based on internal historical pricing, takeoffs and typical unit costs, and current market bid pricing. Work closely with our internal construction teams and our partner architecture firm to establish project scopes, specifications, and plans as needed. Develop and refine systems and processes to drive scalability of the business. Additional General Responsibilities Pre-construction ; Work with the physical due diligence and construction teams to obtain necessary information for scope creation and bidding. Evaluate project scope, timeline, and complexity to identify potential risks and opportunities. Work with the construction support team to develop contracts, SOVs, and other required documentation prior to project kickoff. Help the construction and architecture teams develop value engineering and scope reduction options. Work with our procurement team to continue to build relationships with key subcontractors and material vendors across the country. In-progress construction ; Provide pricing for change orders ranging from ROM to detailed line items. Assist construction and architecture teams in responding to RFIs as needed. Collaboration and development ; Analyze projects at closing and provide budget to actual reporting with explanations of variances and take-aways to avoid them. Required Qualifications Prior experience in general contractor level estimating of multifamily residential construction or redevelopment projects over $10MM. Verifiable intermediate to advanced proficiency in Excel. Strong understanding of construction methods, materials, and industry standards. Flexible in execution of the role and responsibilities and open to continuous improvement of processes and procedures that relate to it.

Physical Requirements: Ability to walk, stand, and navigate active job sites for extended periods Lift and carry materials and tools up to 50 lbs Work in varying indoor/outdoor conditions and weather Education: Bachelor’s degree in Construction Management, Civil Engineering, or related field preferred, or equivalent work experience.
