The Planning and Design Project Manager will be responsible for coordinating all activities associated with the launch of new communities for Dunhill Homes. This includes gathering and documenting developer and community/HOA requirements and ensuring internal stakeholder adherence and readiness for launch.

Responsibilities

Work with Land Acquisition team and developers to assist in site evaluations and identify site risks on new or prospective construction projects

Coordinate with Operations team (Construction, Sales, Marketing, Purchasing) to conduct feasibility analysis for each new community

Coordinate with Operations team (Construction, Sales, Marketing, Purchasing) to determine model home placement

Coordinate with Operations team (Construction, Sales, Marketing, Purchasing) on lot takedown schedule

Gather and document developer and HOA community requirements and perform gap analysis

Conduct thorough review of all plans and specifications, and manage/liaise with internal and third-party architect firm in both creation of new plans and revisions to existing plans

Represent Dunhill Homes in presenting plans to ARC for approval and action on feedback received

Perform lot fit analysis for each community

Manage/oversee plot plan creation/development with third party

Coordinate with Interior Finishes/Option Specialist on exterior materials and elevations

Coordinate with Director of Purchasing on exterior materials and elevations for cost efficiency and effective material utilization

Research building codes, municipality requirements, developer design guidelines for architectural impact as part of new community due diligence

Ensure that all drawings are released in complete and professional plan sets, formatted as required for effective internal and external distribution

Resolve any plan issues & clarifications needed for construction and/or trade partners to execute plan as drawn

Identify opportunities to add clarity and consistency in construction documents, details, and assemblies

Assists with daily tasks and special projects on an on-going basis

Continually look for opportunities to streamline processes, increase accuracy, provide consistency, and reduce cycle times

Knowledge

In-depth knowledge of land acquisition and land development principles and practices

Familiarity with state and local regulations and building codes

Proficiency in Microsoft Office and Work Operating System/Project Management software

Proficiency in Brix/BuildPro preferred

Skills and Abilities

Strong skill in analysis and problem solving

Extreme attention to detail, process orientation, relentless focus on accuracy, sense of urgency towards meeting business objectives, and a service-based approach are essential in this role

Education & Experience

Bachelor’s degree in Land Planning, Construction Management or Engineering, and 5+ years’ experience preferred

Experience with single or multifamily housing is preferred

Proficient understanding of residential construction materials and assemblies

Minimum 5 years in increasing scope of operations responsibility

Minimum of 5 years in production homebuilding
