The mission of the
Housing Specialist
is to work closely with the supervisor to manage the full lifecycle of affordable programs, corporate housing, and/or employee housing. This position is based at
The Rexford Apartments
in
Fremont, CA
and can be flexible to work out of our
San Mateo corporate office , depending on business needs. The schedule is
fully onsite, five (5) days a week.
We have two positions available, one focusing on employee housing. WHAT YOU WILL DO : Become a subject matter expert on affordable programs, corporate housing, and/or employee housing within an assigned portfolio. Coordinate activities related to assigned programs or housing types including leasing, move-ins, lease renewals, and recertifications. Manage lease expirations and deadlines for residents and/or corporate clients, as well as quarterly/annual community recertifications and other program requirements. Assist in managing community affordable waitlists. Track and manage all BMR vacancies, work the appropriate wait lists, market available apartments, and collaborate with cities, counties, and programs to ensure vacancies remain below 30 days. Maintain a customer-focused approach to maximize occupancy and resident retention. Respond within 24 hours to all corporate and employee housing requests. Establish relationships with city, program, corporate, and inter-departmental contacts to support business needs and ensure smooth transitions. Maintain program compliance within the assigned portfolio. Report on trends, issues, and provide insights for resolution. Keep accurate records to ensure compliance and proper reporting. Maintain delinquency rates at or below budgeted parameters. Stay informed of program, local, state, and national legal requirements. Visit properties as needed for compliance audits, resident concerns, or assistance. Embodies Essex Values: act with integrity, care, leadership, urgency, and fairness. WHAT YOU WILL NEED : High school diploma or GED. At least 1 year of experience in affordable housing programs and/or property management preferred. Proficiency in Microsoft Office. Strong organizational and problem-solving skills. Excellent communication and interpersonal skills. YARDI experience is strongly preferred. Certification as a Tax Credit Specialist (TCS) is preferred, with encouragement to obtain within one year of hire. WHAT THE JOB REQUIRES: Primarily office-based work, involving sitting at a desk for extended periods and using standard office equipment. Ability to multitask and adapt in a fast-paced environment with tight deadlines. Ability to sit or stand for long periods; minimal physical effort required. Flexibility to travel as needed. Availability to work flexible hours, including evenings and weekends. Residence in California required. Ability to report to the office or site as needed. WHAT YOU WILL BRING TO THE TABLE: Ability to interpret instructions, communicate effectively, and ask clarifying questions. Ability to write reports and respond to inquiries. Ability to understand and follow instructions, solve problems, and analyze basic data. Decision-making based on understanding procedures and policies; errors may impact short-term operations.
