(This position will be initially remote. Upon the opening of a Dallas, TX area office, the role will be designated as full-time in-office.)

Job purpose
The Multifamily Marketing Manager works closely with corporate leadership, regional managers, and site team managers to implement marketing action plans that drive traffic, renew residents, and improve the overall customer experience. Lead coaching, training and monitoring of marketing initiatives and leasing performance. Prioritize properties in the portfolio based on identified need.
Responsibilities
- Focus on increasing occupancy and revenue by supporting, guiding, and directing a portfolio of multifamily and commercial assets through the development and implementation of strategic marketing programs.
- Become fluent in HGMC’s CRM and other marketing platforms to connect data, improve leasing and marketing efforts, and generate more leads and revenue.
- Develop marketing plans that attract identified target audiences and address property business objectives.
- Maintain internal expertise on marketing programs and tools; stay informed about market conditions and competitive landscape in assigned portfolio.
- Ensure performance and process compliance with leasing and marketing SOPs to meet monthly occupancy goals at assigned properties.
- Collaborate with the Director of Marketing to develop strategies and marketing tactics for each region, sub-market, and property.
- Develop, implement, monitor, and evaluate all marketing programs to achieve goals, including dynamic and aggressive marketing strategies for lease-up and luxury assets.
- Facilitate brainstorming with marketing and property teams to generate new ideas and creative strategies.
- Research and recommend new opportunities and marketing channels in local markets.
- Host in-person and online training on systems and various sales and marketing topics.
- Maintain understanding of all marketing options and programs (advertising, internet, social media, online reputation, signage, on-site presentation) and recommend initiatives as necessary.
- Generate excitement for new initiatives and campaigns among community teams.
- Train property staff on social media strategy and execution based on company guidelines and competitive landscape.
- Assist in implementing programs to achieve online rating and response rate goals.
- Train property staff in coordination, planning, preparation, and execution of marketing events, renewal parties, property events, and competitions.
- Assist in acquisition and onboarding of new properties and team members related to leasing and marketing.
- Train property leadership in developing co-vending/outreach programs and ensure steps are taken for program success.
Qualifications
- Bachelor’s degree in Marketing, Public Relations, Advertising or related field, or equivalent experience
- 5 years of experience in the multifamily industry at a regional-level marketing role
- Experience supporting a diverse portfolio (conventional, affordable, workforce housing, and luxury properties; luxury asset and lease-up experience required)
- Proficient in social media content development and execution
- Ability to travel up to 50% of time within assigned area, with occasional travel to corporate office and other regions
- Working knowledge of MS Office (Word, Excel, PowerPoint)
- Knowledge of MRI product suite is a plus
- Creative with exceptional written and verbal communication skills
- Effective presentation and group facilitation skills
- Ability to work independently and take initiative while contributing to team success
- Strong organizational, prioritization and time management skills
- Ability to collaborate and influence across multiple properties and departments
Working conditions
Based in the Dallas metropolitan area (exact location to be determined). Travel within the assigned region up to 50% of the time, with occasional overnight travel to corporate office and other regions. May require evening and/or weekend hours as needed.
