Under the guidance of the Director of Asset Management, the Asset Manager is responsible for the implementation of the business plan for and overall economic performance of a subset of NRE’s student housing and multifamily investments through proper reporting, budgeting and oversight, including revenue growth, expense management and other financial goals in addition to overseeing the physical condition of the properties and ongoing capital projects. The Asset Manager will report to the Director of Asset Management and Director of Operations and is expected to communicate and collaborate regularly with the entire Nimes Real Estate Team, including providing monthly and quarterly reviews of a subset NRE’s properties. Essential Functions and Responsibilities Participation in Acquisition Process: Participate in on-site due diligence, unit walks, lease audits and market tour. Work with Property Management Company to facilitate the transition of the asset. Review the proposed budget with the acquisitions team to ensure alignment with underwriting and overall business plan. Execute the Property Business Plan: Clarify and further refine repositioning plan indicating scope, responsibilities and timing for cap ex and operational issues for recent acquisitions (i.e., properties acquired within the last two years) that have not stabilized. Manage Transition Action Plan and monthly performance reports and facilitate weekly asset team calls on new acquisitions. Ensure that property repositioning plan is completed and post-closing items are addressed. Oversee capital improvement projects in addition to the capital budgets. Devising property-level strategies and business plans based on market-comps, prevailing rental rates and managing expenses Operating Performance/ Budget Review: Perform regular property inspections. Work with third party management companies to create annual budgets, operating and capital, and facilitate owner reviews and approvals. Attend weekly performance calls with property management companies. Lead monthly internal financial review calls for the assigned portfolio. Review cash flow management / capital call needs as part of the quarterly distribution process. Identify strategies to maximize NOI (e.g., adding garages, new cable contracts, etc.) and perform associated ROI analysis Reporting and External Communication: Assist with review of quarterly investor reports for each asset. Report on comparative performance to proforma. Perform expense benchmarking on annual basis and provide analysis to senior leadership. Assist in lender communication and reporting. Travel is nationwide and up to 25% of the year. Visits to home office in Los Angeles required quarterly. Education and Background BA/BS and at least 7 years of relevant work Strong working knowledge of student housing operating methods and leasing cycles Strong working knowledge of multifamily operating methods preferred Strong working knowledge of MS Office Suite with emphasis in Excel Prior experience with capital projects and budget management is a plus Ideally located in Texas. Remote work available. If located in Austin, hybrid work environment with in-person office with Austin Seniority level
