Lalani Ventures is looking for a dynamic and seasoned Property Manager to join our team in the heart of Downtown Atlanta! This is a unique opportunity to take day to day responsibility for one of Atlanta’s most iconic properties, and participate firsthand in the revitalization of Downtown! Responsibilities include: Oversee and manage the day-to-day operations at the property. Set clear performance expectations and provide ongoing coaching and feedback. Foster a collaborative, supportive, enthusiastic, and inclusive work environment. Build and foster community with our neighbors. Working with the Creative Director, collaborate with and attract the creative community to be a liaison to GSU and other downtown stakeholders. Managing tenant relations. Foster positive relationships with tenants, addressing their needs, concerns, and inquiries promptly. Resolve tenant disputes and issues effectively, ensuring a high level of tenant satisfaction. Onboard new tenants and coordinate tenant improvement construction. Communicate property events logistics to tenants as necessary. In collaboration with the accounting department draft monthly reporting providing updates on operations, capital improvements, tenant relations, financial reporting, and financial variances to budget. Work in collaboration with ownership to achieve property financial goals and be responsible for preparing and managing the property budget and business plan, ensuring financial goals are met. Oversee rent collection, expense control, and financial reporting. Implement cost-effective strategies to optimize property profitability and manage capital expenditure projects. The Sr. PM is an active participant in the leasing effort at Lalani Ventures and is responsible for working with tenants on lease renewals, participating in in-bound space showings, and working with ownership to manage in-bound lease executions. Ensure proper management of tenant and vendor COIs, and renewals of property insurance policies. Managing vendor procurement, contracts, bidding and vendor management. And performing routine site inspections. Good candidates for the position will have 5+ years of commercial property management experience, a strong working knowledge of financial accounting, commercial real estate financial reporting and budgeting expertise, knowledge of the intricacies of mixed-use properties, expense allocations, and tenant bill backs. Experience with adaptive reuse and mixed-use retail environments is a plus. They will have a can-do work ethic, collaborative, team-based approach, a positive disposition, and enthusiasm for downtown Atlanta! The right candidate is comfortable working through issues that arise with food and beverage tenants, performance venues, bar/lounges, artist spaces, and other retailers, some of which operate late into the night.
