Senior Project Manager
( Construction ) to lead exciting, complex projects from start to finish. You’ll be the go-to for communication, coordination, and problem-solving—driving success across multiple projects at once. From design and construction to budgeting, vendor negotiations, and project close-outs, you’ll keep everything moving and on track. Position Summary: The Senior Project Manager of Real Estate Development and Construction concurrently manages multiple projects of varying size, complexity and scope, serving as a point person for communication, coordination, and problem solving with the Asset Operations and Compliance Management and the Project Financing teams as well as with external stakeholders to ensure successful project outcomes. The Senior Project Manager performs a range of project administration tasks including RFP development, pricing negotiations, vendor management, design process management, construction administration, scheduling, budgeting, project logistics as well as project close out. Additionally, the Senior Project Manager manages and directs project real estate developers, contractors, engineers, architects, owners' representatives, and consulting firms on technical reviews, project deliverables, problem solving and project success mapping. Responsibilities: Real Estate and Construction Advisory Services Conduct site evaluation, market analysis, feasibility studies, and due diligence to identify and evaluate potential development opportunities for clients and stakeholders in Maryland. Construction Project Planning and Design Collaborate with architects, engineers, and design professionals to create project concepts and design approaches that align with clients and stakeholders' goals, requirements and aspirational needs. Lead and manage the construction phase of development projects, ensuring quality, safety, and adherence to timelines and budgets. Coordinate the efforts of contractors, subcontractors, and construction team members to achieve project construction milestones and goals. Budget Development and Management Conducts financial analysis and modeling for development projects, assessing best value for construction approach to build out, and client budget requirements/constraints. Works closely with MEDCO’s internal financing team to analyze project-related financial performance data. Develops and manages project budgets, ensuring cost-effective and efficient project delivery. Contract negotiation and maintenance of vendor relationships for cost efficiencies and to ensure competitive RFP solicitations. Learn and implement MEDCO’s RFP solicitation process for services related to real estate and construction projects. Regulatory/Compliance Management Navigates and ensures compliance with local zoning regulations, building codes, and other legal requirements. Oversees the permitting and project entitlement process and coordinate with regulatory agencies to secure necessary approvals. Identifies and mitigates project risks associated with real estate development and construction activities. Prepares project progress and budget update reports for internal and external stakeholders. Implements proactive measures to address schedule challenges and ensure successful project delivery. Stakeholder Collaboration Cultivates and maintains relationships with external stakeholders, such as local authorities, community groups, and industry partners. Collaborates with internal and external stakeholders to align MEDCO’s statutory mission and strategic plan with client’s goals, budget, aspirations, and constraints for development projects. Quality Assurance Establishes and enforces project goals and metrics throughout the development and construction process. Conducts regular project reviews to assess performance and identify areas for improvement. Project Management Knowledge, Skills, and Abilities Project/Construction Management Site Estimates and Financial Analysis Budget and Cost Control Scheduling Invoicing Infrastructure Development (preferred) Underground Utilities and Stormwater Systems (preferred) Structural and Civil Engineering (preferred) Risk Management and Compliance (preferred) Base Building Systems -Mechanical, Electrical, and Plumbing (preferred) Qualifications: Bachelor's degree or equivalent in work experience 10+ years of experience in real estate advisory services or construction management of complex, large scale public projects. Combines strong financial background with hands-on construction knowledge, ensuring a comprehensive perspective on both project and business management. This position requires regular public interactions including but not limited to public officials and occasional public meetings and presentations. Excellent verbal and written communication skills. Demonstrated proficiency with research, planning, and evaluation. Strong organizational and planning skills and attention to detail, with ability to anticipate, initiate, and advance multiple priorities and projects concurrently. Demonstrated real estate development and construction project management experience. Software proficiency including but not limited to: Advanced proficiency in Microsoft Word, Excel, PowerPoint and Outlook Procore and/or similar project management interfaces and software applications MEDCO CRM (or equivalent in CRM Software experience) CTS Database Software (or equivalent in Database Software experience) Video Conferencing: Teams, Zoom, or other video conferencing technology Travel Requirements: Travel may be necessary, up to 80% of the time (local, regional, national) and would require travel by air, car, rail.
