Position overview NYCEDC’s Real Estate Transaction Services Group (RETS): RETS is the City’s primary department for underwriting, structuring, and executing real estate and economic development transactions on city-owned land, with the goal of transforming underutilized properties into projects that support job creation, industry-based economic development goals, and affordable community development throughout New York City.
The Senior Vice President ("SVP") in RETS will supervise a portfolio of real estate finance and development professionals on projects central to NYC’s economic development goals. The SVP will be responsible for a suite of projects at every stage of development, from inception to closing. The ideal candidate has significant real estate industry experience, specifically with NYC-area development projects. The candidate should also have a strong understanding of public policy objectives and regulatory processes.
Responsibilities
Lead RETS team members to perform financial analysis on a project’s feasibility, oversee competitive developer-selection processes, negotiate land sales and leases with developers, and facilitate the environmental analysis, public approvals, and entitlement process
Conduct transaction negotiations to maximize return to the City and NYCEDC and achieve policy objectives
Lead financial analyses to determine key drivers of investment return and project feasibility
Use decision-making authority to support the advancement of programs and projects to maximize impact and targeted outcomes
Identify new projects and/or development opportunities for EDC
Offer expertise on initiatives and issues relevant to the RETS department
Build and maintain relationships with governmental and quasi-governmental agencies, real estate developers and business groups, consultants, civic and community stakeholders, and cultural and professional organizations
Present projects to executive staff, boards, community members, and City officials
Other duties as assigned
Qualifications
Bachelor’s Degree or equivalent in business, real estate, housing finance, public policy, urban planning or law; Master’s Degree preferred
Minimum of 10 years of experience in relevant fields, including real estate, development, finance, public policy, urban planning, City or State agency
Familiarity with NYC government and NYC government real estate processes
Proven track record of advancing and closing projects in challenging environments with the ability to lead, plan, and execute projects effectively
Demonstrated ability to work through complex real estate transactions, including experience leading transaction structuring and negotiations of challenging issues with external parties
Deep knowledge and understanding of real estate development practices specific to NYC, in addition to economic development and planning policies to inform effective strategy development, decision-making, and risk mitigation
Strong written and verbal communication skills, including public speaking
Proven ability to lead junior and mid-level staff to deliver high-quality results while fostering their professional growth through coaching and mentorship.
Demonstrated leadership skills with the ability motivate teams to set and meet goals, expectations, and deadlines with minimal supervision
Proven ability to work both independently and lead a project team on complex transactions
Demonstrated experience producing and evaluating financial analysis related to real estate development in Excel
Understanding of economic development issues
New York City residency (required within 180 days of hire)
Salary $165,000 - $175,000 USD
