We are seeking a highly motivated COST ESTIMATOR located in Baltimore, MD and surrounding communities. Required Education and Certifications

Bachelor’s degree in engineering, construction management, or a related field and 7 years of commercial estimating experience on large-scale projects. Ten (10) years of commercial estimating experience on large-scale projects may be considered in lieu of a degree. Certifications such as Certified Professional Estimator (CPE), Associate Constructor (AC), Certified Professional Constructor (CPC), or equivalent credentials. Required Qualifications

Candidates must possess the following skills and abilities, verifiable via reference: Technical Expertise

Strong familiarity with CM/GC contract processes, including bid preparation, pricing strategies, subcontractor cost evaluation, and GMP development. Extensive multi-discipline program-level experience with large construction projects, including security constraints, noise restrictions, and logistical challenges. Comprehensive understanding of construction materials, methods, equipment, and labor costs across project types, including commercial construction and MEP systems. Expertise in preparing, validating, and reviewing detailed cost estimates. Experience phasing construction in occupied spaces. Proficiency in developing independent cost estimates (ICE) and validating contractor-submitted costs to ensure alignment with project budgets. Bid Evaluation and Negotiation

Expertise in bid evaluation, subcontractor negotiation, and assessing contractor change orders to ensure value and contractual adherence. Ability to analyze bids to identify potential savings, risks, or inaccuracies. Communication and Collaboration

Excellent written and verbal communication skills for interaction with project teams, clients, subcontractors, and stakeholders. Ability to present complex cost data clearly to technical and non-technical audiences. Organizational and Analytical Skills

Strong analytical and problem-solving skills with a focus on cost-saving opportunities while maintaining quality. Technology Proficiency

Advanced knowledge of cost estimation software (e.g., RS Means, ProEst, Heavy Bid, or similar tools). Proficiency in Microsoft Excel for cost analysis and reporting. Regulatory and Industry Knowledge

Solid understanding of building codes, safety standards, and local, state, and federal regulations governing construction projects. Awareness of emerging industry trends and best practices in cost management. Preferred Qualifications

Previous experience leading Pre-Construction efforts is highly preferred. Responsibilities

Review CM/GC subcontract pricing and recommendations during the GMP process. Evaluate subcontract pricing proposals for commercial, MEP, and tenant finish scopes to ensure alignment with project requirements, market conditions, and budget constraints. Collaborate with stakeholders to assess recommendations and maintain cost efficiency during GMP development. Review change order requests for accuracy and alignment with project scope, contracts, and budgets before approval. Develop Independent Cost Estimates (ICE) as needed and use them to compare against CM/GC submissions to support negotiations. Maintain organized project files and documentation; ensure accessibility and regulatory compliance. Participate in project meetings to address cost, schedule, and scope considerations. Provide input on risk management and ensure actions are documented and followed up. Salary
