Job Purpose: The Maintenance Director’s position is responsible for the planning, organizing and directing of the general maintenance and repair of the Senior Living Community. This includes preventive maintenance of mechanical equipment systems, repairs and maintenance of units as well as all common areas. The role also includes the training and overall management of the Maintenance Technicians and fiscal responsibility with independent decision making for purchasing and budget management. Benefits

Oversee the hiring, training and management of all maintenance team members, including creating work schedules, leading staff meetings and completing performance reviews. Motivate, discipline, train and evaluate all department staff. Schedule team members in accordance with budget and ensure appropriate staffing levels. Ensure a safe and sanitary environment that meets local health department, fire marshal, OSHA and company codes; maintain regulatory compliance with state fire safety code, health inspections, pool inspections, elevator inspections, and other regulations. Manage department labor expenses, minimize overtime, and control supply expenses within the budget. Assist Executive Director in developing department budgets, including service and supply purchasing, labor expenditures, and capital budget needs. Perform preventative maintenance on all mechanical systems as scheduled and ensure PM data is accurately recorded. Perform general maintenance on community equipment, building and grounds (e.g., repairs, painting). Understand HVAC and other mechanical systems and implement a preventative maintenance program. Conduct daily inspections of the building, grounds and key equipment and perform necessary maintenance/repairs. Oversee timely resolution of work orders via the established work order system. Participate in in-service training as required by state regulations. Supervise safety and fire protection and prevention programs, including weekly inspections and safety committee initiatives related to maintenance. Maintain drawings, plans, warranties and instructions on file. Maintain the general appearance of the building and assist with event setup and cleanup at marketing and events. Oversee and supervise outside third-party vendors related to maintenance and grounds services (e.g., landscaping, snow removal). Maintain a service-oriented approach during service calls and interactions onsite. Performs other duties as assigned. Additional Job Functions for All Department Heads
Collaborate with the Executive Director and other department heads to maintain a positive, hospitality-oriented atmosphere. Provide exceptional customer service to residents, families and visitors. Support a sales-oriented culture by participating in sales and marketing efforts and assisting at events when needed. Work with the Executive Director to train, coach, reward and discipline subordinates in a timely manner. Complete departmental-related reports accurately and timely. Attend and contribute to daily Stand-Up Meetings and company-hosted webinars, on-site meetings, and regional meetings as scheduled. Complete required trainings to maintain certifications and credentials. Meet with new staff within the timeframe set by the Executive Director. Participate in the Manager-on-Duty program, including weekend coverage as assigned. Qualifications
Must possess a high school diploma or equivalent. Must possess excellent mechanical skills (HVAC, electrical, carpentry, painting, etc.) with a minimum of three (3) years’ supervisory experience in a building maintenance-related position. Experience in maintenance within property management, lodging, or Senior Living/Assisted Living/Memory Care is a plus. Strong customer service skills and ability to promote the community positively. Strong diagnostic skills and ability to resolve maintenance issues within budget. Basic computer familiarity. Valid state driver’s license and clean driving record. Working Conditions
The Maintenance Director works within the Senior Living Community and grounds and may be exposed to various hazards, including heat/cold, chemicals, pathogens, and other risks.
