Job Description Summary: This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities
Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing defects and making repairs according to policies, safety standards, and code requirements.
Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspections, punch lists, scheduling vendors, obtaining supplies, completing tasks, and inspecting work.
Follows procedures for accessing materials and equipment, tracks inventory, returns unused items, and notifies the maintenance supervisor about re-ordering needs.
Completes documentation and paperwork to ensure service requests are properly tracked.
Maintains grounds, common areas, and amenities by trash pickup, pressure-washing breezeways and pool areas, cleaning, and painting curbs and signage as needed.
Supports cost-control by repairing parts rather than replacing them when possible and using tools and materials efficiently.
Other Responsibilities
Complies with safety and risk-management policies by attending safety meetings, completing required training, and reporting accidents promptly.
May periodically inspect work performed by contractors and vendors to verify quality and specifications.
Service Technician
Assists in routine and periodic property inspections to identify safety and maintenance needs and communicates concerns to management.
Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Lift up to 25 pounds independently and up to 50 pounds with assistance.
Occasional travel may be required to assist other properties, attend training, or participate in meetings.
Work a flexible schedule, including evenings, weekends, and holidays as needed.
Required Licenses or Certifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (Applies to Certified Service Technicians).
All certifications as required by state and local jurisdictions (Applies to all Service Technicians).
Valid driver’s license to operate a golf cart on property depending on property size.
Hourly range: $27.00 - $28.00 (Walnut Creek)
Additional Compensation
Corporate Positions: Eligible for quarterly or annual bonus program based on performance.
Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
