Regional Property Manager - Western Washington
Greystar is growing and we are currently hiring an experienced RPM with Lease-Up experience. A minimum of three years of experience in a Regional Property Manager role is required. Overview
This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. This includes developing and implementing effective property management strategies, ensuring high tenant satisfaction, and optimizing financial returns for property owners. The RPM coordinates and leads property management teams, collaborates with stakeholders, and maintains a strong understanding of regional real estate market trends. Key Responsibilities
Ensure that the portfolio and individual communities meet established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing action plans. Collaborate with Community Managers (CMs) to ensure performance goals are met. Collaborate with regional support services leaders to improve asset and team performance. Lead local and national operational initiatives, champion change, and ensure adoption of revised protocols at all properties. Oversee and manage budgets, ensuring financial targets are met or exceeded. Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management. Foster positive relationships with tenants and address concerns promptly; implement tenant retention programs to minimize turnover and vacancy. Collaborate with leasing teams to develop and implement marketing strategies and achieve optimal occupancy rates. Oversee maintenance programs to ensure properties are well-maintained and compliant with regulations; ensure property appearance meets established standards through site and safety inspections and coordinate capital requests as needed. Implement preventative maintenance plans to extend asset life and stay current with local, state, and federal regulations affecting property management. Identify and mitigate potential risks related to property management and ensure appropriate insurance coverage. Conduct market research and analysis to identify opportunities for property improvement and stay ahead of market trends. BASIC KNOWLEDGE & QUALIFICATIONS
Bachelor’s/Master’s degree from an accredited college or university preferred in Business, Real Estate, or related fields. Proven experience in a leadership role managing diverse properties. Proficiency in property management software (preferably Yardi and/or RealPage) and typical office applications. Strong financial acumen and analytical skills. Excellent communication and team management skills. In-depth knowledge of real estate laws, regulations, and market trends; ability to manage stakeholder relationships. Minimum of 3 years of relevant experience. SPECIALIZED SKILLS
A valid WA Real Estate License is required within 6 months of employment. Industry certifications (e.g., CPM, CAPS, CAM) are preferred. Salary range: $125,000.00 - $156,000.00 per year. Compensation & Benefits
Annual base salary as listed above; eligibility for bonuses based on individual and company performance. Onsite positions may include additional bonus programs.
